MINUTES OF THE ANNUAL MEETING
OF THE BROOKRIDGE HOA, INC.
The annual meeting of the Brookridge Homeowners Association, Inc. (“HOA”) was held on June15, 2016 at the JCC Mid-Westchester. Board Members present at the meeting were: Carole Princer Levy President, Paul Spindel VP & Treasurer Barbara Schiff, and Monica Teuscher. Stillman Management confirmed a quorum of Homeowners was present. Also present were Tom Pallman and Grace DiMaira of Stillman Management, Inc. Absent Jeff Adler

Call to order at 7:30 p.m.
Minutes of the prior Board meeting and Annual meeting have been approved and posted.
Carole Levy introduced all Board Members, as well as the new members of the community present at the meeting. She went on to describe the state of the community during the past year.
Carole spoke to the Homeowners about legal efforts to recover common charges from Units # 6, and # 16. Both Units have hearings scheduled in Small Claims Court. A discussion took place with the Homeowners about how this is affecting the Budget which was set forth by the Board of Directors for 2016.
Paul Spindel gave the Treasurer's report. As of June 1, 2016:
The checking account balance was $17,740.
The capital fund balance was $253,327.
He stated that the operating costs for the community were approximately $200,000 for the year. The HOA survived the winter with one large snow plowing Invoice, however it will be a challenge to come in on budget at year end.
The Board of Directors discussed a possible one time refundable fee for new Homeowners of $2,500 as a way to protect the community from future owners who refuse to pay common charges. After lengthy discussion the Board agreed to further study of this matter.
Paul also discussed Suez Water's charges for the 3 fire hydrants in the community and efforts by a number of HOAs to reduce the Suez Water bills.
Barbara Schiff discussed landscaping issues, including problems that we have with Ron Vitti Landscaping. Barbara has asked Management for names of other landscapers. Monica Teuscher reported on, the garden and pool.
Election of officers was the next order of business. Carole Princer Levy and Monica Teuscher were then nominated and elected by acclimation.
The Board of Directors requested that HOA members having an interest in getting involved in the workings of the community contact the appropriate person on the Board.
Andi Stix spoke about the STAR program which Homeowners can apply for and agreed to e-mail the community information as to where to apply.
New Business:
(1). Cleaning Storm Drains was discussed and Management will look into having this work done.
(2). Within the next few weeks Top Gun Sealcoating will be sealcoating the roads and Certa Pro Painters will start touch up work on all homes. Management and the Board of Directors will keep you posted.
