Minutes of the HOA Board of Directors Meeting

Present: Carole Princer Levy, Carolyn Levy, Barbara Moran, Paul Spindel, Herb Meyers. Also present: Dr. Enrique Teuscher, Robert Abelson of Stillman Management.

The meeting was held at the home of Paul Spindel. Board President Carole Pincer Levy called the meeting to order at 7:30 PM. The following issues were discussed.

The president reported on the status of the Brookridge Marketing Initiative Committee headed by Joe Boyle and its’ progress in developing a web site showcasing our community. the committee plans to summarize its’ findings but will not continue with managing a design effort.

Minutes: The Minutes of the Board of Directors meeting of November 9, 2009 were approved unanimously. The minutes of this meeting were mailed to homeowners and are also available on the Brookridge HOA website.

Budget: The Brookridge HOA budget was reviewed. The year end balance for the capital account is $163,150.63. The operating account is $17,208.20. We are over budget by approximately $4,000 due to delays in collections.

Maintenance: The drainage problem around the Brookridge entrance area, as well as the retaining wall behind Units 48-52 have been repaired. Landscaper, RonVitti, removed dead shrubbery and made appropriate landscape adjustments at the southern part of Brookridge.

FiOS: Following the recent installation of conduits, fiber-optics service from Verizon is now available. If desired, please contact Verizon directly.

Home modifications: A few issues regarding structural modifications (windows and insulation) to the home of new homeowner, Dr. Teuscher, were discussed with him at his satisfaction.

Parking: Attention is called to Brookridge parking regulations for guest parking areas. Guest parking areas are designated for temporary parking only. If homeowners have house guests staying with them for several days or extended periods of time, permission to use guest parking spaces should be obtained by calling Mr. Robert Abelson or Tom Pallman at Stillman management (914-813-1900). Homeowners who park “extra” automobiles in guest parking for extended periods of time will be charged a fee of $125.00/mo. The next Board of Directors meeting will take place on February 8th, 2010, at the home of Carolyn Levy, Unit 4.
