MINUTES OF A MEETING

OF THE BOARD OF DIRECTORS

BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on November 10, 2015 at the home of Paul Spindel. Present at the meeting were: Carole Princer Levy, Paul Spindel, Barbara Schiff, Monica Teuscher and Jeff Adler - all of whom are Directors constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary.

Call to order at 7:40 p.m.

Minutes of the October meeting have been approved and posted.

Paul Spindel, Treasurer reported on the budget.

As of October 31, 2015.

The checking account balance was $13,032.00

The reserve account balance was $278,471.03

The HOA is projected to remain on budget for this year.

The Board next discussed the issue of arrears: Unit # 6 has stopped paying common charges. The Board voted to deny all services to this Unit and then discussed further legal remedies that may be taken.

The Board next discussed payment for the repair of the broken street-light fixture near Unit 54. Tom Pallman is pursuing reimbursement from Mr. See, the owner of the company that damaged the light, and will report back to the Board.

An invoice from Ron Vitti for the repair of the pool deck & removal of trees was approved for payment.

The Board asked Tom Pallman to obtain proposals from various vendors for pool maintenance the 2016 summer season.

Stillman Management was asked to send a request to all Homeowners for proof of their Homeowners’ Insurance. Owners need only fax a copy of the first page of their policy to Tom.

Proof of Insurance is required in the Bylaws and Declaration of the HOA.

The Board reminds all Homeowners that guest parking spots in our complex are meant for guest parking. Owners of cars parked in these spots for more than 5 days in a month are subject to a $125.00 parking fee.

New business discussed:

Jeff Adler reported on a meeting of New Rochelle Home Owner associations. This group is trying to reduce the very high water rate that United Water of New Rochelle has been allowed to charge for private fire hydrants. A proposal to consider further action by this consortium of HOAs was approved and Jeff was designated to represent the Board

The next meeting of the Board will take place 7:30 PM on Tuesday January 12, 2015 at Monica Teuscher’s home Unit # 43.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 8:30 PM.
