Minutes of the HOA Board of Directors Meeting, May 19th, 2011

Present: Carole Princer Levy, Carolyn Levy, Paul Spindel, Enrique Teuscher, Herb Meyers and Grace DiMaria, Stillman Management.

The meeting was held at the home of Herb Meyers. Board President Carole Princer Levy called the meeting to order at 7:30 PM. The following issues were discussed:

Minutes: The Minutes of the Board of Directors meeting of April 26th, 2011 were unanimously approved and posted.

Budget: The HOA budget and financial report were discussed. The closing accounts as of April 30th, 2011, were as follows:

Cash account: $36,501.84

Capital account: $193.263.92

Unit #16: As payments of maintenance, late fees and legal expenses relating to this unit continue to be a problem, legal proceedings in behalf of Brookridge HOA were discussed. Meanwhile small claims court proceedings to collect the money owed to the HOA have been initiated.

Landscaping: Various landscaping issues were discussed, including

(1) Reseeding along the curbs, reparation of damaged sprinkler heads and some electrical work resulting from the installation of the Belgian Block curbs, have been completed.

(2) Landscaping issues at the upper end of Brookridge, including cleaning and replacing trees, plants and bushes by Ron Vitti Turf & Landscaping, Inc. will proceed as soon as weather conditions will improve.

(3) To avoid sprinklers to be functioning while it is raining, the Board has approved the installation of rain detectors at both ends of Brookridge. These will automatically turn off the sprinklers during periods of rain, thus saving costs for water usage,

(4) Following the completion of road pavement, speed bumps will be reinstalled shortly.

Swimming Pool: In preparation for the Memorial Day opening of the swimming pool, a number of tasks have been completed, or are currently going on. This includes repairs and painting of the entire pool, installation of a new pump and a new waterline, replacement of electrical lines and a cracked pipe. Further work includes cleaning of the pool house, painting of umbrella stands, replacement of the skimmer basket, adding chlorine and shock to the water, as well as several other minor tasks.

Swimming pool rules will be sent to all Homeowners together with the Annual Meeting mailing.

More attractive garbage cans have been added at the pool entrance and new planters with flowers have been installed at the Gazebo.

Please note: Additional volunteers for pool maintenance by those who frequent the swimming pool are still needed and will be appreciated.

Much of the discussions during the remaining meeting dealt with preparation for the upcoming Annual meeting. It is hoped that most, if not all Homeowners will attend.

Resumes of candidates for re-election and others desiring to serve on the HOA Board of Directors will be distributed at the door to all those attending the Annual Meeting, Please note that anyone else wanting to be elected must be nominated and seconded at the meeting.

Sandwiches, cookies, fruit, as well as coffee and tea, compliments of Brookridge HOA, will be available to Annual Meeting attendees.

The Board meeting was adjourned at 10:05 PM.
