MINUTES OF A MEETING

OF

THE BOARD OF DIRECTORS

OF

BROOKRIDGE HOMEOWNERS ASSOCIATION, INC

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (the “HOA”) was held on December 10, 2104, at the home of Ted Waksman. Present at the meeting were: Carole Princer Levy, Ted Waksman, Paul Spindel, Barbara Schiff, and Monica Teuscher, all of whom are Directors, constituting a quorum. Also present was Tom Pallman of Stillman Management, Inc.

Ted Waksman acted as Chair of the meeting: Carole Princer Levy acted as Secretary.

Call to order at 7:00 p.m.

Minutes of the prior meeting have been approved and posted.

Paul Spindel, Treasurer, reported that we continue to be over budget. However, the amount of the shortfall has decreased. He projects that we will be approximately $5000 over projected budget at year end. The board then discussed individual budget lines. It was determined that the monthly maintenance commencing Jan. 1, 2015 will be $585 or $10 more per month. He reported that our balances are as follows:

Operating Account - $ 13,188 as of November 30, 2014;

Reserve Account - $211,585 as of November 30, 2014.

The Board discussed two Homeowners who continue to be in arrears on their maintenance payments and the status of our efforts to resolve the arrears, including a sheriff’s sale of Unit #16 which is scheduled for February 5, 2015. We are hoping that Citibank, which holds the mortgage on Unit #16, will purchase the unit at the sheriff’s sale. We are attempting to contact Citibank’s attorneys. If not, the Board is faced with the decision whether or not to purchase the unit and then try to lease it and continue to try to arrange for Citibank to foreclose on the unit. Such purchase would be subject to the existing mortgage and liens on the unit. The Board encourages homeowners to comment to the board regarding their views on a purchase.

The Board also discussed the following items:

1. reprogramming the intercom at the gate is completed. Homeowners are

reminded that if you receive a call from the gate, pressing #9 on your phone keypad will

open the gate and let the person into the complex;

2. the gate to the pool has a new lock

3. replacement of the shrubbery in both upper and lower circles previously

authorized by the Board will commence next week with Ron Vitti removing the old

bushes and replanting them around the Community; new bushes will be planted in the

Spring, and improvements to the sprinkler system in this area will also be made at that

time.

4. Tom is obtaining additional estimates for checking to see if units have

bats and doing preventive work. He shall send a notice to the community.

5. a letter was sent to homeowners with estimates for an electric coil in the

gutters and leaders above the garage.

6. Unit # 53 has replaced her garage door; however, the paneling to the

garage will not be done until Spring.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 7:45 pm.
