Minutes of the HOA Board of Directors Meeting, April 13, 2010

Present: Carole Princer Levy, Carolyn Levy, Barbara Moran, Paul Spindel, Herb Meyers. Also present: Tom Pallman of Stillman Management and Paul Roberts.

The meeting was held at the home of Barbara Moran. Board President Carole Princer Levy called the meeting to order at 7:30 PM. The following issues were discussed.

Minutes: The Minutes of the Board of Directors meeting of March 16, 2010, were reviewed and approved unanimously. The Minutes of this meeting were mailed to Homeowners and are also available on the Brookridge HOA website (see above).

Budget: The HOA budget and financial report was reviewed and means of collecting maintenance shortfalls were discussed. Unfortunately, an estimated shortfall of $41,000 is projected as the result of

(1) Nonpayment of several months of maintenance costs by two Homeowners and legal expenses connected with this.

(2) Snow removal costs due to the large amount of snowfall this winter, as well as removal and replacement of 10-12 trees, damaged during the recent storm.

The closing accounts as of April 1, 2010 were as follows:

Cash account: $20,552.76.

Capital account: $184,833.87.

Property maintenance: A property walk-through, conducted by Ron Vitti, Carolyn Levy and Tom Pallman reviewed the following issues:

· Replacement of damaged trees and dead bushes. Specifics to be outlined later.

· Replacement of the damaged tree at the pool entrance.

· Repairs to the retaining wall behind the Nadel unit.

· Beautification at the Brookridge entrance area by removing dead bushes and planting flowers.

Options concerning pool maintenance were also discussed during Board meeting.

A number of maintenance concerns by new Homeowner, Paul Roberts, pertaining to unit #40 were discussed, including the replacement of a roof segment the color of which was incorrectly matched and damage by the contractor to a sidewall of the unit.

Brookridge HOA Annual Meeting: Brookridge Homeowners should note that this year’s Brookridge HOA Annual Meeting will take place at the Wykagyl Country Club on Monday, June 14th at 8:00 PM. Any Brookridge Homeowner interested in serving on the Board should notify Tom Pallman at Stillman Management (914-813-1935). There will be two open positions.

Reminder: Homeowners are reminded to explore a potential tax reduction, based on the current value of their property. The deadline for this is June 2010.

The meeting was adjourned at 10:15 PM. The next Board of Directors meeting is scheduled for Tuesday, May 11, 2010, at the home of Herb Meyers, Unit #47.
