MINUTES OF ANNUAL MEETING

OF THE BROOKRIDGE HOA, INC.

The annual meeting of the Brookridge Homeowners Association, Inc. (“HOA”) was held on June 13, 2015 at the Westchester Jewish Community Center. Board of Directors present at the meeting were: Carole Princer Levy, President, Paul Spindel, VP & Treasurer, Barbara Schiff, Monica Teuscher, and Jeff Adler. There were enough homeowners present (as determined by Stillman Management) to constitute a quorum. Also present was Tom Pallman and Jeff Stillman of Stillman Management, Inc.

Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary.

Call to order at 7:34 p.m.

Minutes of the prior Board meeting have been approved and posted. The membership waived the reading of last year’s Minutes of the Annual Meeting and by a voice vote, approved the June 2016 Minutes.

Carole introduced the individual Board Members and introduced new members of the community present at this meeting.

President Carole Princer Levy gave out the email address of the Brookridge HOA website (https://sites.google.com/site/brookridgehoa/Home) for notices, minutes of Board of Directors meetings etc.

Carole next discussed the State of the HOA declaring it "another good year". During this part of the meeting Carole introduced the topics to be discussed by different Board of Directors:

Legal report lead by Carole, Financial report lead by Paul, Landscaping & pool report by Barbara & Monica + Suez Water issues as well as an update of Hydrant dispute by Jeff

Legal report: Homeowners were brought up to date on judgments our HOA have against Louis Zazzarino on Unit 16. The long-standing issues with Unit 6 (Devarieux) were brought to the attention of the Homeowners.

Financial report: Current bank and investment statements as of May 31, 2017

Paul stated that as of May 30 we were running a projected year end surplus. However, some of this surplus might go away if we receive large “catch-up” bills from Suez Water as we did in 2016; example: Paul also discussed the recent re-sealing of the roads following underground water and electrical issues that were repaired by Con Edison recently.

Landscaping & pool report: The Board has recently hired Eva Rivera from Fine Gardening to handle plantings of plants and flowers on the circles. This work is now completed.

The organic garden is now open for planting please contact Monica for details.

Our pool has been open since the end of May. Homeowners are reminded to clean-up this area before they leave. All are reminded that there is no lifeguard on duty so we swim at our own risk.

Our annual pool party is planned to be held at the end of July (date to be announced), Leslie Molinoff will organize this event. All those wishing to pitch-in for this fun community event please contact Leslie or the Board.

Suez Water issues and Hydrant dispute report: Homeowner’s were brought up to date on Suez’ poor handling of billing issues to the community and lack of flushing for safety check of our 3 Hydrants. These include: The HOA not receiving bills for months, Suez misreading water meters and overcharging the HOA and individual homeowners for the hydrants themselves. The Board joined with other private gated communities in New Rochelle to form a consortium United New Rochelle Homeowner Association (UNRHOA) in an attempt to get water billing issues resolved.

Election of Board Members

Next order of business was election of members of the Board. Three of the five officers terms are expiring at this meeting: Paul Spindel. Barbara Schiff & Jeff Adler. All three were nominated from the floor as well as Leslie Molinoff. Paul, Barbara + Jeff were all re-elected as officers of the Board of Directors for another 2 year term. The Board wishes to thank Leslie for her community spirit and invite her to participate closely with the Board in the coming months.

New Business:

(1). A request was made to add removable tape lines on our Tennis Court so that homeowners may play Pickle Ball. The Board will take this under advisement and see how many homeowners are interested in playing Pickle Ball.

(2). Requests for a basketball backboard and hoop to be placed on the tennis court is raised and the Board will take this under advisement.

(3). A discussion is begun concerning the locating of a dumpster in the lower circle as well as a Storage Unit blocking parking spots and making egress difficult on this area. The Board and Stillman Management will look into this matter and take appropriate action.

There being no further business before the board, upon motion made and duly seconded, the meeting was adjourned at approximately 9:00 PM.
