The April 14th, 2026 meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held at the home of Ann Gittelman. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are Managers/Directors.
Also present was Tom Pallman, Property Manager.
Paul Spindel acted as Chair of the meeting and Leslie took the minutes.

RENOVATIONS TO THE COMMUNITY POOL
Renovations to the pool are progressing nicely and we are on target for a mid-May opening.
OTHER BUSINESS
The squatters in Unit #6 were evicted and Wells Fargo Bank has listed the property for sale.
The Board is exploring with CertaPro Painters whether or not we will be doing a community-wide exterior paint touch up this Spring.
The Belgian Block curb stones and the sewer guards which were damaged in the winter snow storms will be repaired.
The speed bump between units #27 and #29 will be repaired.
Tom Pallman is meeting with Hacela (driveway resurfacing company) and Ron Vitti to determine how to handle driveway leveling damage due to the winter snow storms.
REMINDERS
Homeowners replacing/painting front doors, windows and/or garage doors should try to match our existing colors as closely as possible.
ANNUAL MEETING
Our annual meeting will take place on Tuesday, June 16th at 7:30 p.m. at the Thomas Paine Memorial Building, 983 North Avenue … (NOT TO BE CONFUSED WITH THE THOMAS PAINE COTTAGE). Formal Notices of the annual meeting will be sent out in mid to late May.
The next Board meeting will be held on May 12th, 2026 at 5:30 pm at Monica Teuscher’s house.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:53 P.M.
