The January 27, 2026 meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held by Zoom. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are Managers/Directors.
Also present was Tom Pallman, Property Manager.
Paul Spindel acted as Chair of the meeting and Leslie took the minutes.
CALL TO ORDER AT 5:30 PM.

See the Budget page. It reflects a slight surplus at the end of 2025. As indicated in the November Board meeting minutes, there will be no common charge increase for 2026, but the allocation of funding between the operating and reserve accounts will be adjusted (operating fund increased, reserve account decreased) and the new allocation should be reflected commencing with the February invoices.
SNOW REMOVAL
Given the massive amounts of snow accumulated from the last storm, and potentially future storms, the Board is discussing ways in which to remove or find areas to dump the drifts to minimize the inconvenience to homeowners.
MAJOR PROJECT FOR 2026 – RENOVATIONS TO THE COMMUNITY POOL
The Board has signed a contract to restore the inside of the community pool. Work is anticipated to start in the beginning of March and be completed by May 1st, 2026, the date targeted for the opening of the 2026 pool season, all subject to weather conditions and any unforeseen issues.
COMMON PROPERTY IMPROVEMENTS
A major renovation to the gazebo was completed in the last quarter of 2025.
LANDSCAPING
The Board has approved the pruning of the trees along Quaker Ridge Road.
OTHER BUSINESS
Proceedings are underway to evict the squatters in Unit #6 and are anticipated to be concluded by the end of spring or early summer of this year.
The owners of Unit #2 have moved and the unit will go on the market in early February.
REMINDERS
Homeowners replacing/painting front doors, windows and/or garage doors should try to match our existing colors as closely as possible.
Please make sure you have adequate homeowner’s and liability insurance on your property. Also please do due diligence to ensure that workmen you hire have current and sufficient insurance coverage and that they list Brookridge HOA as an additional insured on any insurance certificates issued for on-going work done on your premises.
The next board meeting will be held on March 10th, 2026 at 5:30 pm at Ann Gittelman’s house.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:15 P.M.
