The May 12th, 2026 meeting of the Brookridge Condominium and Homeowners' Board of Managers/Directors was held at the home of Monica Teuscher. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer; and Ann Gittelman, Member at Large - all of whom are Managers/Directors.
Also present was Tom Pallman, Property Manager.
Paul Spindel acted as Chair of the meeting and Leslie took the minutes.

OPENING OF COMMUNITY POOL
The renovations to the pool are now complete and the pool is now open for swimming!
Everyone received the following email on May 17th regarding the pool rules and a request for volunteers to test the chlorine:
"As usual we need volunteers to check chlorine and Ph levels. The county requires us to test the pool 3 times per day. Testing the water takes no more than 5 minutes. Rather than pay for an attendant or life guard we again ask everyone who uses the pool to help with the testing. We’ve designed the schedule so that if someone misses a test the next tester can estimate and fill in the missing reading. Mark Solow ( msolow1@aol.com ) and Mark Aron ( pincogallery@yahoo.com ) will be organizing the “Friends of the Pool” this year. Please contact them if you are willing to help out.

POOL RULES
1. Pool Hours – 8AM until dusk.
2. Running, diving off the deck and making load noise is prohibited
3. Residents are limited to no more than 6 individuals (including themselves) at any one time at the pool.
4. NO GLASS IS ALLOWED! If glass were to break on the pool deck, the pool would need to be cleared until it was confirmed that there is no glass on the deck or in the pool. PLEASE DO NOT BRING ANY GLASS TO THE POOL.
5. Food and beverages are allowed but all residents and their guests are expected to clean up all items and either bring any garbage home or put in the trash receptacle. There is no staff to clean up after anyone. Everyone needs to be responsible for themselves.
6. Limited use of tubes and arm floaties (for children) will be allowed. Please do not bring oversized pool floats as that obstructs use of the pool by everyone else.
7. Young children cannot wear regular diapers in the pool. (Swim diapers are OK)
8. Parties. Due to the size of the pool and predominant weekend use by the community, parties are not allowed on weekends. If you want to have a party during the week, a maximum of a 2-hour party will be allowed during the hours from noon until 5pm. All parties must be scheduled with the Board in order to advise the entire community. The resident holding the party is fully responsible for their guests and clean up afterwards. Maximum capacity of 32 individuals will be enforced. All Holidays, Memorial Day, July 4th and Labor Day are considered Weekend Days.
We hope that we all agree that the pool is one of our community’s greatest treasures and want to make sure everyone who wishes to use it feels safe and welcome. As always, if you have any questions, please do not hesitate to contact any member or the Board, or Tom Pallman."
ONGOING PROJECTS
Certa Pro Painters and the Board are determining whether or not we will be doing a community-wide exterior paint touch up this Spring and if so, when.
The Belgium Block curb stone repairs from the winter snow storms are in progress and a determination will be made if the damaged sewer guards will be welded or abandoned.
Hacela has met with homeowners and is handling driveway leveling damage due to the winter snow storms.
REMINDER ABOUT ANNUAL MEETING
The annual meeting will take place on Tuesday, June 16th at 7:30 p.m. at the Thomas Paine Memorial Building, 983 North Avenue … (NOT TO BE CONFUSED WITH THE THOMAS PAINE COTTAGE). Formal notices of the annual meeting will be sent out shortly. A proxy will be included for anyone not planning to attend to sign and give to a Board member prior to 6/16.
The next board meeting will be the annual meeting (6/17) and the next regular board meeting will be held on September 8th, 2026, time and location to be determined.
There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:55 P.M.
