MINUTES OF A MEETING OF THE

BOARD OF DIRECTORS OF THE BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on September 25, 2019 at the home of Leslie Molinoff (Unit 45). Present at the meeting were: Carole Princer Levy, President; Paul Spindel, Vice President; Monica Teuscher; Leslie Molinoff, Secretary; and Paul Roberts, Treasurer; - all of whom are Directors constituting a quorum. Also in attendance were Bobby Conca (Stillman property manager) and Phil Schonberg (Stillman representative). Carole Princer Levy acted as Chair of the meeting and Leslie Molinoff took the minutes.

Call to order at 4 PM

Regular Board Business:

Minutes of the Board Meeting held on July 17, 2019 have been approved and posted.

Paul Roberts reported on the bank balances as of September 25th:

The operating account balance was $ 32,205.14

The capital reserve account was $ 91,690.40

The Signature reserve account was $252,574.74

Signature CD 9-4-19 $252,915.41

Total Funds: $629,385.69

Paul R. also reported that we project a $13,694 year-end surplus, assuming all outstanding fees are collected.

Arrears report:

Unit #16 is $1,945 in arrears, consisting of parking fees, late fees and legal fees.

Landscaping/Pool/ Report

The pool will close on October 15th and all furniture will be moved into the pool shed.

3 bids for a new pool shed roof were solicited and the Board has now selected the vendor who will install the new roof in the Spring of 2020. Having the work done during the winter months will give the community a 5% discount.

Climbing vines around the community will be removed after identification by Bobby Conca and Vitti.

Suez Water will look into a $15,000 bill we received earlier this year once the pool is closed and that water supply is shut off.

Painting touch-ups will take place in the Spring of 2020 and will include painting of the pool fence and umbrella stands. We anticipate that the cost will be approximately $18,000. Rotted wood on units will be identified by Certa Pro but unit owners will be billed for the cost of their individual wood repairs.

Proposals for topping the trees around the pool are being solicited.

As a result of community interest in having a toilet at the pool, homeowner Steve Berkowitz obtained a proposal for the cost of renting a seasonal port-a-potty to be placed outside and to the right of the entrance to the pool and concealed by additional landscaping. Although the cost is not prohibitive, the Board is not convinced of the advisability of installing this and invites comments and suggestions from the community. One issue is whether we would need an assessment from the Board of Health regarding the port-a-potty’s proximity to and impact on our storm drains in that area.

Update on Brookridge Conversion to Condo:

Our attorney advised us that the Dobbs Ferry community (another HOA which has thus far been in limbo regarding conversion) has now received approval from the Attorney General’s office and he is hopeful that our offering plan will be approved shortly.

New Business:

Phil Schonberg (Stillman Management representative) led a discussion about a process for vendor billing which will result in our “mom and pop” vendors being paid on a more timely basis.

Paul Spindel suggested as a service to the community, that a dumpster could be rented for several days in the Spring to facilitate homeowner “spring clean-up.” Bobby Conca will look into the cost.

A brief recap of summer events included:

the success of our end-of-season pool party (about 40 people attended); the installation of a new chlorine tank; the installation of a new tennis net; the abundance of veggies from the community garden; the landscaping replacements for and clean-up of downed trees; and an overall great pool season!!

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 5:20 PM.

The next Board meeting is scheduled for October 17th at 4 pm at the home of Monica Teuscher.
