MINUTES OF A MEETING

OF THE

BOARD OF DIRECTORS BROOKRIDGE HOA, INC.

A meeting of the Board of Directors of Brookridge Homeowners Association, Inc. (“HOA”) was held on March 28, 2017 at the home of Jeff Adler (Unit 29). Present at the meeting were: Carole Princer Levy, Paul Spindel, Barbara Schiff, Monica Teuscher and Jeff Adler - all of whom are Directors constituting a quorum.

Carole Princer Levy acted as Chair of the meeting. Jeff Adler acted as Secretary

. Call to order at 7:32 PM.

Minutes of the December meeting have been approved and posted. There was no Board of Directors meeting in either January and/or February.

Paul Spindel, Treasurer, reported on the budget as of March 1, 2017.

The operating account balance was $ 19,476.00

The capital reserve account was $402,011.00

Total $421,487.00

Arrears report:

(A). Unit # 6: This Unit is now almost $16,000.00 in arrears. Wells Fargo Bank holds the mortgage on this property but has not, as yet, scheduled a foreclosure action. As previously reported, the HOA sued the Desvarieux sisters now living in the unit, but was unsuccessful in that action.

(B). Unit # 16: CitiBank held a foreclosure auction on December 2nd. This unit was purchased by CitiBank for $750,000.00, CitiBank is now paying all Common Charge including arrears from December 2016.

The Board won a judgment covering non-payment of Common Charges from the previous owner (Louis Zazzarino) of the Unit; going back through May 30, 2016. The Board filed a second action against Mr. Zazzarino, (former owner of this Unit) to recover arrears from June 1 through November 30, 2016. We are waiting a resolution of this action by the court.

Collection of arrears from Unit 16 and the rental of three (3) parking spots have added to the income of the community.

The Board also discussed:

(1). Various landscaping issues with Ron Vitti: These included exploring changing the sprinkler system, improving pruning of plants in the community and determining the cause water flooding areas between Units 1 & 2 and the area behind Units 29 & 27.

(2). As previously mentioned in the December minutes- Suez Water Co. charges “Gated Communities” (including Brookridge HOA) $2,200.00 more per fire hydrant than they charge the City of New Rochelle. The Board previously voted on a proposal to join the other Gated communities in New Rochelle to withhold paying the charges on the 3 hydrants within our property. This action was scheduled to begin in December but was delayed by the New Rochelle HOA.

(3). Our community’s pool will open in early May.

(4). The Annual Meeting of the Brookridge Homeowners Association is scheduled to be held on Tuesday, June 13 at 7:30 PM. at the Mid-Westchester JCC near the 5 corners in Heathcote. (Two Board members (Monica Teuscher & Carole Princer Levy) term of service will expire at that time. Anyone interested in standing for the Board should contact Tom Pallman.

The Board is exploring obtaining a group rate for insurance of the pipes underground.

Remote “clickers” for the Front Gate can be obtained from Tom Pallman at tillman Management.

The next meeting of the Board will be April 18th at 7:30PM at the home of Monica Teuscher (Unit 43).

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 7:52 PM.
