MINUTES OF THE AUGUST 10th, 2022 MEETING OF THE

BROOKRIDGE CONDOMINIUM AND HOMEOWNERS' ASSOCIATION

The August 10th, 2022 meeting of the Brookridge Condominium and Homeowners' Board of Directors was held on August 10th, 2022 at the home of Paul Spindel. Present at the meeting were: Paul Spindel, President; Monica Teuscher, Vice President; Leslie Molinoff, Secretary; Paul Roberts, Treasurer, who joined us at 6:05 P.M., and Ann Gittelman, Member at Large - all of whom are Directors constituting a quorum. Also present were Tom Pallman, outgoing Property Manager and Joe Badolato, incoming Property Manager.

Paul Spindel acted as Chair of the meeting and Leslie Molinoff took the minutes.

CALL TO ORDER AT 5:30 PM.

Introduction of our new Property Manager:

Tom Pallman introduced Joe Badolato to the Board. Joe has been with Ferrara Management for many years and is also the Property Manager for Indian Hill on Pinebrook Blvd. He will become our new Property Manager as of September 8th as a result of Tom’s retirement and move to New Jersey. The Board will be extremely sorry to see Tom go but wishes him a wonderful new chapter in his life and welcomes Joe…..(who has large shoes to fill!) Annual End of Summer Party:

OUR END OF SUMMER CELEBRATION WILL TAKE PLACE AT THE POOL ON SATURDAY, SEPTEMBER 10TH, WITH A RAIN DATE OF SUNDAY, SEPTEMBER 11TH, AT WHICH TIME WE WILL PAY TRIBUTE TO TOM PALLMAN FOR HIS MANY YEARS OF EXCELLENT SERVICE AS OUR BELOVED PROPERTY MANAGER AND FORMALLY INTRODUCE JOE BADOLATO, WHO WILL BE TAKING THOSE REINS.

WE WILL ALSO BE CELEBRATING THE COMPLETION OF OUR MAJOR FACE-LIFT!!!!…. THE PAINTING OF THE UNIT EXTERIORS. MANY THANKS TO ANN GITTELMAN, FOR HER EXCELLENT MANAGEMENT OF THIS ENORMOUS PROJECT AS WELL AS TO PAUL SPINDEL AND MONICA TEUSCHER WHO ASSISTED ANN TO INSURE THE SMOOTH PROGRESSION OF ALL ELEMENTS OF THIS UNDERTAKING

Landscaping - Monica Teuscher: Plantings inside and outside our main gate and landscaping of common areas continues on an ongoing basis. Mulching of dead branches behind units 42, 44 and 46 has been completed. Tree trimming will commence in the Fall.

Tennis/Pickle Ball Court - Monica Teuscher: - The tennis/pickle ball court has been professionally cleaned for its preservation and user safety.

Painting Project Report - Ann Gittelman: The project is progressing well, despite delays due to extreme heat and rain. Power washing of the final pods in the lower circle will commence the week of August 15th and should take 3-4 days. The HOA is not responsible for maintain individual decks. If a home owner wants to get an estimate for power washing and or repair/painting their deck they should contact Mitch Berliner at CertaPro directly at Mberliner@certapro.COM

Tax Grievance Report - Leslie Molinoff: Our attorney is still awaiting a Court date to pressure New Rochelle to come to a decision on our grievance. He will let us know as soon as he has anything substantive to report.

Transition to New Property Manager: To assist in a smooth transition process, Tom Pallman has graciously offered to keep his work cell number active for the next six months. This is not an open invitation to use it but rather an emergency number, should normal processes fail to solve a problem. That number is (914) 760-4803. Reminders:

1. Parking in the circles is not permitted because fire trucks and sanitation trucks cannot get by.

2. Dog poop remains an issue, especially in the lower circle, where our concerts are held. Please pick up after your dog and dispose the waste in your own garbage, NOT the community receptacles at the pool and tennis court.

3. Unit owners, please limit pool guest to no more than 6 (including yourself) at any one time. Please observe this rule and please remember to close umbrellas and return lounges and chairs to pool deck before leaving. Additionally, please dispose of swim and regular diapers at home, not in the pool receptacle bin.

New Business: Debra Malki followed through on establishing a group G-mail account for the purposes of residents sharing vender resources and other useful information. Interested residents can opt in, if they wanted to participate.

The next Board meeting will be held on October 12th at 5:30 PM at Leslie’s house.

There being no further business before the Board, upon motion made and duly seconded, the meeting was adjourned at 6:25 P.M.
