When everything is set and all finals are checked and completed especially the staging part, the project manager can confirm and inform either Misty or Richard thru tagging "Project Transitions" in CoConstruct that the property is ready to be turned over to Kingston for rental.
Richard will start to complete the steps in turning over the property to Kingston.
PMAs should then be completed by the Kingston property manager - in this step, we need to email Patricia of Kingston and also provide her the lockbox code and matterport of the property. Before sending the matterport link, Richard will ensure that the matterports we will provide are neat, clean, and complete.
Record date property placed in service
Record required reserves (status)
Share property management agreement with LLC owner
Save a screenshot of the completed/passed final inspection
Update the Property status column in the Grand Master Property Info Board
Mark Renovation Project in QBs as Completed
Create a new Rental Project in BOC QBs
Create a new Class in LLC's Quickbooks - NOT IN BOC'S QUICKBOOKS!!
Update the project in all Recurring Transactions in Quickbooks
Change link in CoConstruct from renovation project to rental project
Check all Purchase Orders in CoConstruct to make sure all are paid
Pay 1/2 of the completion bonus to the project manager
Update project phase from "Active" to "Warranty" in CoConstruct
Verify the information in the property listing, including the rental amount
Link to online property listing
Notify landscaping trade partner to stop maintaining this property
Add property to the Cost Segregation template & fill in the information requested
For the Project Manager, Open or unpaid Purchase orders should be checked; if pending for payment, a bill should be added and ask for approval to be paid.
The goal is to make all PO paid and closed.
Below are the to-dos that need to be checked.
-Transfer of Arlo Camera
Check if there is an Arlo Camera in the property, the Arlo Camera should be pull out and transfer to another property.
Check with Misty and notify Richard once the transfer is done.
- Material transfer.
All leftover materials should be transferred and used to other properties. Notify Richard of any material transfer from one property to another.
-Open To-Do's.
The Project Manager should check all open To-Do in CoConstruct; once verified as done, it should be marked completed.
