What does demolition mean in construction?
Demolition is the dismantling, razing, destroying, or wrecking of any building or structure, or any part thereof. Demolition work involves many of the hazards associated with construction.

A week before construction begins, you will want to get a dumpster at your property. We generally use Central Kentucky Hauling. You will create a to-do in the project, and assign it to Team Member: Burr Oak Capital - Dumpster Request and Trade Partner: Dumpsters - Central KY Hauling Mari Long.
If the Dumpster has to be placed on the street, Central KY Hauling shall get a permit from the city. This usually takes several days. So, if you know the dumpster has to be on the street, send an email to Anna at least one and a half weeks before you need it.
You DO NOT need to be on site for the dumpster delivery- however, if you are wanting it put in a specific spot, we suggest that you be there. Here is a FORM that you can fill out to ensure that there will be no issues with setting up the dumpster.
For most jobs, you will need a 40 cubic yard dumpster. Make sure to break apart items well and lay them flat to avoid too much space.
If you MUST use a dumpster at another property, create a to-do titled "Dumpster Share", and tag Burr Oak Capital - Dumpster Share to let them know the % of usage to be billed to this property.

REMINDERS:
ALL dumpsters should have tarps strapped down on their tops when not filled. This keeps rain from saturating the debris, which makes it heavier and increases our bill, and DETERS people from putting their trash in our dumpsters.
WE WILL GIVE $250 to any neighbor or person who catches someone illegally dumping in our dumpsters when it leads to an arrest of the violator.
If vehicles are blocking the driveway to our property, the dumpster company will not be able to swap it out. We can call the Lexington Police non-emergency number (for Lexington/Fayette County properties only) at 859-258-3600 and ask for the Patrol Services Department to assist in moving vehicles from our property.
REMINDERS:
Dumpsters going to Woodhill can NOT go into the parking lots and should only go into the city streets there.
Alongside is a map with markups for reference, and where they can go. If we do not follow, we will be fined by the HOA.

Stacks should be neat so that they can have larger loads put in them. Utilize dumpsters in a clean manner so people can pile up more storage space.

TOOLS:
IF YOU NEED ANY, LET JEFF KNOW, AND HE CAN ORDER FOR YOU (YOU NEED TO PAY FOR THEM, THOUGH).
Deadblow Hammer, Flat Bar, Reciprocating Saws, Hammers, GRINDERS. etc., work very well for PLASTER and anything metal such as cast iron pipes. An aluminum transfer scoop is great for moving things. Use 3 Mil plastic bags to bag items up, and tie off the bags. Shingle scrapers are also great demo tools.
REMINDER: BE CAREFUL NOT TO DAMAGE WIRING, GAS LINES, AND PLUMBING
WIRE NUT ALL EXPOSED ELECTRICAL WIRES to prevent fires..
SHUTOFF WATER TO HOUSE to prevent water leaks.
Outside: Clean up the yard, and do what you can to make the exterior of the house look presentable for the neighbors. This will let them know that we care about the property and the neighborhood. We generally try to keep as many trees as possible, where appropriate. If a tree is dead, it should be removed. If a tree is touching a house, it should be removed or trimmed back.
Any gutters or siding falling off the house should be secured to give the house a “neat” appearance.
REMINDER: MAKE SURE THAT THE GRASS IS MOWED and that there is no trash or construction material outside. This will keep us from getting citations and fines from code enforcement.
Windows & Doors: Must be secured with a 2x4 to keep the windows from opening. Cover with several layers of clear plastic so that light can come in. Screw exterior doors shut until doors are replaced.

DEMOLITION
CONTRACTOR'S PRICE SHEET FOR THE DEMOLITION JOB
When doing a demo, make sure to be neat and keep an organized space. When removing items, think, “Will this cost more to fix as it sits? Or will it cost more to replace?” If it costs more to fix, then remove the item. Keep in mind that time does play a factor.
THE DEMO SHOULD BE COMPLETED BEFORE ANY WORK ON THE HOUSE BEGINS.
REMEMBER: Take photos of the Dumpster while and after the demolition.
DEMO LABOR - LOW (CARPET FLOORING)
Typically, this would be cleaning a house out, and doing a MINOR demo. For example:
*Removing flooring, but NOT drywall.
*Removing less than 1/2 the drywall in a room, with the flooring
*KEEP IN MIND- you use the square footage of the AREA that you are removing (think, the footprint of the house), NOT square footage of wall space
DEMO LABOR - MEDIUM
This is when you remove MULTIPLE items in a house. For example:
*Take up flooring, leave the subfloor, and take the drywall off the walls in a room
*Take down the drywall from the ceiling and the walls in a room
*Take out a NON-load bearing wall
*KEEP IN MIND- you use the square footage of the AREA that you are removing (think, the footprint of the house), NOT the square footage of wall space.
DEMO - HIGH (STUDS, NAIL REMOVAL AND GUTTING)
A high demo is when you literally take a house down to the studs, and it has a substantial amount of drywall, flooring, and the like in the house- these are items that we cannot reuse.
*There is no drywall left in the house, there are no interior walls left, and there is no subfloor.
*This is for a SHELL of a house. We expect all nails to be out of any remaining studs.
*We pay extra for chimney removal on a PER CHIMNEY basis
*KEEP IN MIND- you use the square footage of the AREA that you are removing (think, the footprint of the house), NOT the square footage of wall space.

REMEMBER:
Put down a piece of plywood on the shower or tub base when you demo the surrounding wall or when demolishing OR installing tile. This will keep debris from getting in the drain.

KILLING BUGS AFTER DEMO
In the insects remediation process, use bug bombs for fleas, bedbugs, and roaches in the house. the typical house will need a total of 5 bombs. You so long as you use one of EACH product.

DUMPSTER TRAILER
This is a daily service that is dedicated to dumpster rental and property cleanup, A 11-yard dumpster trailer. (6x12x4ft) that could help us in places where you can't put dumpster.

TIRE DISPOSAL
At the beginning of a project, we need to know if there are any tires, paint, chemicals, etc that cannot be taken to the dump present on the property so we can develop a plan for disposal.
LEXINGTON:
You may leave up to 4 tires (off rim) stacked on the curb of your property on the day of your regular trash pickup. Call the city at 859.425.2255 or 3-1-1 to inform them. They will pick them up. I've attached the collection map showing the assigned dates for collection.
There is a free trash day in Lexington THIS SATURDAY (January 13, 2024) at Bluegrass transfer station, 1505 Old Frankfort Pike, from 6 am - 1 pm. You may dispose of up to 4 tires (off rim) at no charge. 2024 free trash disposal dates are: 1/13/24, 4/13/24, 7/13/24, and 10/12/24. I've attached the information from the Lexingtonky.gov website about this event.
There is a free tire collection day once every 3 years, in coordination with the State. The last dates were November 4 - 6, 2021. We are due for a date in 2024, but one has not yet been scheduled.
FRANKFORT:
The city or county will not pick up tires.
Douglas Tire (862 Wilkinson Blvd) will take as many as you bring, and charges a disposal fee of $5/tire. Please call ahead to let them know you are bringing them. Their number is 502.875.3650.
Big O Tires (9 Carson Place, Frankfort) will take tires, and charges a disposal fee of $6/tire. Their disposal bin is emptied once every 2 weeks, and the day varies. We need to call Quentin at 502.783.7653 the day before, and he will let us know how many he can take, depending on the volume in his bin.
You should never put Rags with chemicals on them in the trash because they will start a house fire.
Paint thinner, boiled linseed oil, mineral spirits — all commonly used products — are flammable under the right conditions.
Wiping off that thinner onto some rags and throwing them in a pile at the end of the day won’t immediately start a fire, but in a few hours there will be trouble.
