APPROVED PAINT COLORS FOR THE DECK OVER
You can use Deck Over Paints. When using this, you can save a lot by using these deck over paints. This is basically like a Line-X truck bed that you put on your deck.
You can use different rollers to make it smooth or textured. We generally like this to be relatively textured so use a thick roller.
When you're using deck over, you bill us by the square foot for the application. And for the deck repairs, we do the deck repairs by the spindle and by the slack or board.

PRESSURE WASH BEFORE DOING DECK OVER
The price for pressure-wash before doing deck over will be $.6/sf
We must always pressure-wash before doing deck over.
If you do not pressure wash your deck before applying DeckOver, you may experience problems with the paint peeling or cracking. In some cases, the DeckOver may not even adhere to the wood at all. To avoid these problems, it is important to pressure wash your deck thoroughly before applying DeckOver.
Pressure washing your deck before applying DeckOver is important for a few reasons:
To remove dirt, grime, and mold. DeckOver is a thick paint that is designed to go on top of existing wood. If your deck is dirty or has mold, the DeckOver will not adhere properly and may start to peel or crack. Pressure washing will remove all of the dirt, grime, and mold, leaving a clean surface for the DeckOver to bond to.
To remove loose paint or stain. If your deck has already been painted or stained, pressure washing can help to remove any loose paint or stain. This will ensure that the DeckOver has a good surface to adhere to and will not peel or crack.
To open up the wood pores. DeckOver is a water-based product, and it needs to be able to soak into the wood in order to adhere properly. Pressure washing will open up the wood pores, allowing the DeckOver to penetrate deeper and provide better protection.
Here are some tips for pressure washing your deck before applying DeckOver:
Use a pressure washer that has a maximum pressure of 2,000 PSI.
Start with a low pressure setting and gradually increase the pressure as needed.
Be careful not to direct the pressure washer nozzle at any one spot for too long, as this could damage the wood.
Rinse the deck thoroughly with water after pressure washing.
Allow the deck to dry completely before applying DeckOver.
By following these tips, you can ensure that your deck is properly prepared for DeckOver and that the paint will last for years to come.

HANDRAIL REPAIRS
When a handrail is wobbling and the post by the bottom stair is the main problem, you could dig a small area around the base of the post, and fill it with concrete, also some of the large, 1/2" tapcons could secure it into the stoop.
Here's the Home Depot link for the Tapcons:

Repairing existing materials and components is generally more cost-effective than complete replacement for several reasons:
Labor Costs - Repairing takes less labor time and costs compared to full removal and replacement. Things like refinishing wood floors, repairing drywall, or reglazing bathtubs require much less labor than tearing out and installing all new materials.
Material Costs - When repairing, you only pay for the small parts/materials needed versus buying all new components. For example, reglazing an old tub costs far less than buying a new tub, surround, faucets, etc.
Disposal Fees - Avoiding full demolition means minimal disposal fees for hauling away old materials to the landfill or paying fees.
Embedded Costs - Many vintage items like hardwood floors, ceramic tile, millwork etc. have embedded costs from the original skilled labor to install them decades ago. Repairing preserves this prior investment.
Environmental Impact - Reuse and repair is more environmentally sustainable than sending perfectly reusable items to the landfill needlessly.
The key is appropriately evaluating each component to determine if repair is a viable, long-lasting option compared to its replacement cost. With skilled contractors, many items can be refurbished for 30-50% of the cost of replacing them brand new.
