Shingles: “Driftwood” dimensional is the standard material to be installed. The Project Manager should approve any other color. Single tab or Rolled roofing is allowed for low-pitch scenarios.
Layers: If a house has 1 layer of shingles, a roof over it is allowed, to save money. The shingles from the original layer should be set back, and a new drip edge should be installed on top of the old layer. If there are 2 or more layers of shingles, remove all layers, replace wood as necessary, and install shingles.
Chimneys: If a chimney is nonfunctional, it should be taken beneath the roofline, filled with cellulose insulation, and capped.
Ridge Vents: All newly installed roofs should have ridge vents from end to end
Box Vents: Supplementary box vents are encouraged on the WEST side of the roof.
Powered Fans: Powered fans are EXPECTED. One should be added if a fan is not presently on the roof. Check the vent sheet for more info on sizing.
The fan should be located in the center of the roof and on the EAST side of the house (this will keep the fan from getting so hot in the afternoon sun).
THE THERMOSTAT ON THIS FAN SHOULD BE SET TO 80 DEGREES.
Gable Vents: All siding installs should have Gable Vents so that the box vents or ridge vents can get the proper airflow to function.
Nails: All flashing nails should be covered with a sealing product
Flat Membrane: This can be coated with a silver seal and a leveler to extend its life. MAKE SURE THIS PRODUCT IS PROPERLY FLASHED SO THAT IT DOES NOT HOLD WATER.
APPROVED PAINT COLORS FOR THE ROOF
All colors should be from the Approved Paint Colors.

ROOF VENTS
Below is a powered roof vent that we can buy from our roofing list. We generally like to have one of these on every roof with the manually adjustable thermostat for power vent. Set the temperature to 100 degrees to help keep the house cool.
Here's the link to the Home Depot Roofing List.
RIDGE VENTS:
Ridge vents are less invasive than other vent types while remaining the most cost-effective and energy-efficient compared to other roof vent types

Home inspection: Hot attic
A cross-sectional diagram of a roof assembly, showing the various layers that make up a typical roof system. Here's a breakdown of the layers:
Roofing Materials:
Asphalt Shingles: These are the outermost layer of the roof, providing weather protection.
Underlayment: This layer, often made of felt or synthetic material, protects the roof deck from water damage in case of leaks or wind-driven rain.
Roof Deck: This is the structural layer, usually made of plywood or oriented strand board (OSB), that supports the roofing materials.
Insulation and Ventilation:
Insulation: This layer, typically made of fiberglass or foam, helps to insulate the attic space, reducing heat loss in winter and heat gain in summer.
Ventilation: This can include vents in the soffits and ridge of the roof, allowing for air circulation and preventing moisture buildup.
Structural Support:
Rafters: These are the angled beams that support the roof deck and roofing materials.
Trusses: These are prefabricated structures that support the roof and transfer loads to the walls.
Additional Notes:
The specific layers and materials used in a roof assembly can vary depending on factors such as climate, building code, and the desired level of insulation and energy efficiency.
Proper installation and maintenance of a roof assembly are crucial for ensuring the longevity and performance of the roof.
This diagram provides a clear visual representation of a roof assembly, helping to understand the different layers.
