These pictures show a sample kitchen layout. We suggest marking the kitchen with tape, and leaving the print for trade partners so that the plumbers and electricians can know the placement for their Installs.

Contact them several weeks in advance, so they can come to the job site to design the kitchen based on our blueprints. Make sure that they deliver the cabinets to the job site. They can also deliver normal style vanities, with the tops, as well, for the bathrooms. Get these at the same time you get the cabinets.
DO NOT INSTALL CROWN on the cabinets. Also, use a regular baseboard for the kick plate at the bottom of the cabinets. DO NOT GET THIS FROM THE CABINET STORE.
Cabinets should be installed using 3’’ Cabinet screws to the wall, with a star head, installed directly into the stud. You will not need to pre-drill the holes for securing them to a wall, but you will need to pre-drill the screws attaching a cabinet to another cabinet.
Pre-drill and use torque screws to attach cabinets, or, to attach trim or filler strips.

The reason we use the toggles brand is that they are the best.
Take note of how the plastic anchors are not good because they fail.

Apply floetrol to your paint to eliminate streaks.
Seal with Clear Matte Poly.
HOW TO PROPERLY PAINT CABINETS
Note: Use a ZISSNER for primer because it covers on the first coat.
COUNTERS
Countertop and Tile/Backsplash Guide:
Leave a space between tile and countertop.
Do not set it directly above the counter.
Do not use grout to fill the space.
Use a color match silicon.
COUNTERTOPS
The countertops should be wood. We get them in slabs from Lowes. Once installed, a coat of sealant should be applied to keep stains from penetrating the wood.
When installing, DO NOT USE 45 DEGREE ANGLE CUTS FOR ANY REASON. Always use a quality clear silicone caulk resistant to mold/mildew at the seams and around the sink.
When cutting the cabinets, use a JIGSAW with a finish-style blade to cut the sinkhole out, and a CIRCULAR SAW with a sharp blade to cut straight joints. USE A GUIDE such as a 2x4 or a T-Square clamped to the counter to ensure a straight cut. When cutting, use masking or painter’s tape on the finish side of the counter to keep the material from chipping while you cut, and flip the counter over, so that the BOTTOM of the cabinets faces up, where you will make your cut from. This will ensure a clean cut, with no chips.
Use Butcher Block Solid Wood Countertops - they may be purchased at Lowes.
For making seams, DO NOT cut the block at an angle - only use straight joints. Use a mending plate to hold them together, and seal them with a bead of CLEAR SILICONE.
Use a “drop-in” sink. Use one of substantial weight (generally, not something that needs connectors on the bottom of the counter) and apply a bead of CLEAR SILICONE Caulk to mount the sink AFTER you have sealed the wood countertop.

How to put Countertops
BUTCHER BLOCK CORNER ROUNDING
1. Use a template (A painters tape lid works well) to mark your cut line
2. Use Jigsaw (Curve cutting blade works best) to round off cut the 90° corner.
3. Use 120 grit sand paper to smooth sides. Sand top and bottom edge at a 30° angle to give the edge a smooth round over. (If you have a router with a round over bit that will work also)
4. Apply your first top coat of Poly, Oil etc.
5. Apply additional sanding pass followed by top coat until desired finished is achieved.
Why we use butcher block
This video discusses the durability of butcher block countertops with polyurethane finish for rental properties. Unlike Formica, which gets damaged and requires replacement, butcher block can be sanded and re-varnished if burned or stained.

SHELVES
SHELVING
Use a deep channel Unistrut, secured into a stud, to support the shelves. Use heavy-duty brackets to support the shelves.
Use a cabinet screw, with a Loctitewasher to mount.
We can order materials from Home depot when doing shelving in this link HD: Shelving order list
Using Unistrut for shelves offers numerous benefits, including strength and durability due to high-strength steel construction, making it ideal for heavy-duty storage. It provides flexibility and customization, allowing easy adjustments without extensive rework. Installation is straightforward with standard tools like a 7/16” nut driver. Unistrut shelves are versatile, suitable for various settings, and can support different shelf materials. They are cost-effective, more affordable than custom-built units, and promote sustainability through reusable components. A wide range of accessories enables tailored solutions, and the clean, professional appearance enhances workspace aesthetics while ensuring a strong, stable, and secure shelving structure.
Unistrut channel (lengths as needed)
Unistrut brackets and connectors
Shelf material (wood, metal, etc.)
1/4” diameter bolts
7/16” nut driver
Screws and wall anchors
Tools (drill, wrench, measuring tape, level)
UNISTRUT SELVING INSTALLATION
To mount your unit strut on the wall, use cabinet screws and washers for better support. Always attach it to a stud. For cabinet shelf supports, insert a cone washer, turn it, and position it. Use a fender washer and a Phillips or hex head bolt, ensuring the bolt is the correct length. Always use quarter-inch diameter cones and screws. Position the support for the shelf and ensure it is level.
Plan Your Shelf:
Determine the dimensions and layout of your shelf.
Measure and mark the locations for the Unistrut channels on the wall.
Cut Unistrut Channels:
Cut the Unistrut channels to the desired lengths using a hacksaw or a metal cutting saw.
Mount Unistrut Channels:
Attach the vertical Unistrut channels to the wall using appropriate wall anchors and screws.
Ensure the channels are level and securely fastened.
Install Horizontal Supports:
Attach horizontal Unistrut channels between the vertical supports using Unistrut brackets and connectors.
Use 1/4” diameter bolts to secure the brackets and connectors to the Unistrut channels.
Tighten the bolts using a 7/16” nut driver.
Make sure the horizontal supports are level.
5. Attach Shelf Material:
Place the shelf material (wood, metal, etc.) on top of the horizontal Unistrut supports.
Secure the shelf material to the Unistrut channels using screws or bolts.
If using bolts, make sure to use 1/4” diameter bolts and tighten them with a 7/16” nut driver.
6. Add Additional Shelves (if needed):
Repeat the process for additional shelves, adjusting the height as needed.
Use a level to ensure everything is straight and even.
Ensure the wall can support the weight of the shelves and the items you plan to place on them.
Double-check measurements before cutting materials.
Shelving in the kitchen provides accessibility, which allows easy access to frequently used items such as plates, bowls, or glasses. With shelving, it makes it easy to visually locate and organize them. It is also cost-effective and versatile, which allows you to customize the height and spacing between shelves to accommodate items of various sizes.
