EGRESS WINDOWS
We need to have an egress window in the attic- and we can use these Venting Roof Acess skylights, but they need to be installed on the EAST side of the house, and NOT the west. If they are installed on the west side of the house, then they will make the area VERY hot.
The reason that we install these, is because if someone is in the attic, we would like for them to have a MEANS OF EGRESS so that they can escape should there be a fire.
These should be Installed no more than 44 INCHES from the floor of the finished storage space. This Is to function JUST AS AN EGRESS WINDOW, even though this Is not a means of egress for a habitable area. We view this as extra precaution for the tenants In an emergency.
How To Finish A Finished Storage Space
Our finished storage spaces are NOT considered to be habitable spaces- so, for example, they are NOT a bedroom or a place where a person would "live" in the house.
However, we want to finish them the same way a house would be finished- with wood floors, drywall, paint, trim, and the like. Often, we will insulate these areas with spray foam insulation.
This will make the area used as a storage area, where it is not only conditioned but also able to navigate around easily (which, if the area had exposed insulation and the like, would not be the case.
These areas ARE NOT required to have code-compliant staircases in terms of egress since these are not habitable areas. You CAN make a permanent ladder that doubles as a bookshelf. See the pictures of 441 E Seventh st.
