RESIDENT BENEFITS PACKAGE
The Rentor Resident Benefits Package helps you build your credit, provides identity theft resolution service, and many other quality of life benefits to improve your experience as a Resident with Rentor. The cost is $25/month plus $5/month per each additional adult and/or co-signer.
The Rentor Resident Benefits Package is included with ALL applicable residential units under Rentor. There is no Opt-Out of this program. The Rentor Resident Benefit Package was designed to provide protection and convenience to our Residents.
Here is a list of the benefits provided:
Credit Building Program - Residents, and Co-Signers, receive the benefit of positive credit reporting for all on-time rental payments. We’ll help you boost your credit score when timely rent payments are made by reporting to agencies on your behalf. Many DIY Landlord’s and apartment complexes don’t do this at all. Value: $ Your Credit Score is Priceless
Our 5 Resident Guarantees – You have legal rights and it is our job to protect those for you. But we think we should do more than the bare minimum, as part of this package we provide additional guarantees to you. If we don’t perform as promised in these guarantees, we will waive that month’s benefits package fee:
Your Property Manager will respond to your call, text or email within 1 business day.
Your Property Manager will meet you at the property within 3 business days for an inspection, property issue or any concern you may have.
You will have one primary point of contact, plus additional support Team Members, for any assistance needed during your tenancy.
Prior to move-out, upon your request, your Property Manager will meet with you and provide a list of repairs/cleaning that you must make to avoid any security deposit deductions. We will return your security deposit, or provide a final move out accounting, within 21 days of you moving out of the property, but, additionally, upon request, we can email a copy to you as well.
If you don’t agree with the final disposition of your Security Deposit, you may bring your issue to our “Security Deposit Resolution Committee” composed of our Director of Operations, owner of the company, and a Property Manager unrelated to your property for a second opinion.
Landlord Reference Benefit: One of the biggest challenges tenants face when applying to rent a place to live is being able to document their residence history in order to qualify. At Rentor, we routinely videotape and/or photograph each property before and after a tenancy, and host this video on our company YouTube Channel as 'unlisted'. You may request a link to these videos to submit with your application to rent future residences. Often times we get feedback that this helps our residents negotiate lower rents, lower deposits or to be selected among multiple applicants!
Home Buying Assistance - If you decide to purchase a home after renting with us, you can tap into our licensed agents and network of preferred lenders when the time is right to buy your “forever” home.
Property Review - We review the condition of your property annually (at a minimum) to ensure there are no outstanding repair issues.
24/7 Maintenance Hotline - No more waiting for the Landlord to get off work to take a resident’s call or answer their email. We are ready to take all maintenance calls, coordinate repairs, and oversee each repair step. All residents have the maintenance phone number to call day or night, even on holidays and weekends for ANY maintenance reason.
Utility Concierge Services – We’re here to help make sure you get the best value on your utilities and that connection is a breeze! We've partnered with service providers to help this move be your most comfortable yet. In addition, they will negotiate internet, cable and satellite services on your behalf. They will call you soon after you sign your lease. It is your responsibility to ensure all utilities are in your name at the start of the Lease. Waiver of one Monthly Late Fee Annually – In the unfortunate occurrence of a late fee (typically 5% of your monthly rent), we will waive 100% of that late fee one time in a 12-month period.
Access to Rentor Preferred Vendors – We utilize a large of professional and reasonably priced vendors who covet our business. We will give you access to these vendors.
Resident Handbook - To achieve a successful tenant-landlord relationship and assist you through the course of your lease, we provide you with a Resident Handbook for your reference. The handbook contains valuable information about maintenance guidelines, instructions on paying your rent, tenant responsibilities, and more.
Online Payment Option - No Additional Charge for ACH Rental Payment Option online. Many property management companies charge Residents transaction fees for online payments. All online ACH payments with Rentor are accepted free of service charge.
Cash Payment Options - Ability to pay rent in cash at CVS for a minor fee charged by CVS. No charge given by Rentor.
Resident Portal - Residents have free access to our Resident Portal to submit maintenance requests, pay online using all included payment options to include the automatic ACH option, and have access to electronic statements. This valuable feature offers Residents 24/7 access to their accounts, records, copies of leases and policies as well as online rental payment and maintenance requests. Value $25 a month.

Can I opt-out of this Resident Benefits Package?
No. Rentor is providing the Resident Benefits Package to all tenants.
Does the Rentor benefits continue if Rentor is no longer managing the property?
No. Unfortunately, if Rentor is no longer managing the property, the benefits are immediately discontinued and your rent payments will no longer be reported to the 3 credit agencies to help boost your credit score.
What if I do not use Utilities Concierge Setup?
Can I receive a discount? Unfortunately, no. The package is all-inclusive.
Resident agrees to release and hold Manager harmless for the performance of outside 3rd party vendors who assist Manager in providing some of these services. Benefits have limits. Ask for details.
