How do you come up with security deposit charges?

We follow the same process for all move outs and security deposit itemizations:

  1. Move Out inspection
  2. Review Inspection to determine if any make ready repairs or cleaning will be charged to the Security Deposit (See Wear & Tear Guide)
  3. We review the following items:
  • Unpaid rent & charges
  • Repairs & Cleaning Total
  • Missing Items
  • Water and trash utilies (Check for unpaid fees or utilities paid)
  • Lease Violation
  • Keys
  • Unpaid legal fees
  • Unpaid maintenance reimbursement
  • Unpaid homeowner assoc. damages
  • other
