Can we add or remove someone from our Rental Agreement?
Yes, you can request approval for a modification to your Rental Agreement. Any parties that you wish to add to the lease are not authorized to occupy the unit until all balances owed are paid in full and all agreements are fully executed. If approved, there will be a $150.00 Lease Modification Fee.
If you are vacating, you must fill out a Partial Notice to Vacate and Security Deposit Waiver.
If you are requesting to remain in the unit or add additional parties, it is the remaining tenant's responsibility please fill out this "Change of Occupancy Request Form"
Please note: Only 1 individual in tenancy is obligated to submit the required checklists. Please confer with your co-occupants to decide who will submit the "Change of Occupancy Request Form".
If you are not able to open the above form, send your request in writing to Support@Rentor.com with the property address and the names of all parties you are requesting to be added or removed for the lease modification. Please include the first and last name, and email address of any party requesting to be added on. An email will be provided to them with a link to the application for your residence.

These are the general steps for each party that will be taken when there is a request for an Occupancy Change.
Vacating Tenant(s):
IMPORTANT: It is important to remember that all parties that signed the original Lease qualified as a group. This means that the parties that are requesting to stay at the property must qualify for the unit without the individual(s) that will be vacating. If the request to stay is approved, any balances owed must be paid in full prior to receiving updated agreements for signature. All parties that will be occupying and, if applicable, co-signing for the unit must execute agreements to confirm the new terms. Vacating tenants and co-signers will be removed upon execution of the Removal Addendum, to be sent upon verification of remaining occupants qualifications.
Exiting tenant(s) must fill out a Partial Notice to Vacate and Security Deposit Waiver.
No portion of the Security Deposit will be released during the Occupancy Change. All tenants listed on the agreement are responsible for settling any amounts between themselves.
If the exiting tenant has a co-signer, a request to be removed must be submitted. This can be emailed to Support@Rentor.com. They must include their name, the address it is regarding, and the vacating tenants name.
Current Tenant(s)/Tenant(s) Requesting to Stay in the Unit:
IMPORTANT: It is important to remember that all parties that signed the original Lease qualified as a group. Additionally, by default, notice to vacate from one party is deemed to be a notice to vacate from all parties and, therefore, unless individuals that wish to stay complete all requests and are approved to stay by RPM, everyone must vacate at the end of the notice. The parties that are requesting to stay at the property must qualify for the unit without the individual(s) that will be vacating. If the request to stay is approved, any balances owed must be paid in full prior to receiving updated agreements for signature. All parties that will be occupying and, if applicable, co-signing for the unit must execute agreements to confirm the new terms. Vacating tenants and co-signers will be removed upon execution of the Removal Addendum, to be sent upon verification of remaining occupants qualifications. NOTE: If the request to stay is not approved by RPM, all parties must vacate at the end of the notice.

Current tenants must schedule a walk through within 24 hours of submitting Occupancy Change Request. Inspection can be requested at Appointments.RPM101.com or by emailing Support@Realhumboldt.com.
Updated tenant proof of income must be provided by current tenants within 1 business day of Occupancy Change Request. Income documents can be provided to Support@Rentor.com.
If there is an existing co-signer, tenants must let them know there is an occupancy change. The co-signer must sign the Addendum to Rental Agreement, agreeing to the changes in tenancy. If the co-signer assists in rent payments, please have them email confirmation of their continued financial support to Support@Rentor.com.
Please note:
Any additional occupant added on to the unit will have rights and claims to the Security Deposit once the addendum is signed adding them on.
The rent will not be split between tenants. All tenants on contract or added to the contract by addendum will be considered jointly and severally liable for the entire rent balance.
Transitioning the key between occupants is the remaining tenants responsibility. Please collect keys and disperse to new tenants as needed. Should you re-key the property, you are required to provide our office a copy of the new key.
Entering Tenant(s):
All entering tenants must submit an application and proof of income. They will be subjected to the full application process, including payment of the application fee, submission of documents, a credit check, and residential history check. Application for the property will be provided via a link emailed to applicant. First name, last name, and email address is required to email application to individuals adding on.
Entering tenant may not move in until an Addendum is signed by all parties.
If the entering tenant has a co-signer, they must also submit an application to be verified. Co-signer must understand and agree to co-sign for existing tenants as well as applicant.
If all tenants do not make the 3 to 1 income ratio, the process may be denied. Submission of a qualified co-signer is acceptable if the remaining tenants do not make the 3 to 1 income ratio.
If the request is approved, a new Rental Agreement or an addendum must be signed by all parties that will be occupying or co-signing for the unit. This includes all applicable tenants and co-signers. The Addendum will be provided through the Tenant Portal and all parties will receive an email to review and sign the document through the Payments.RPM101.com.
Can we remove our Co-Signer?
If you qualify without a co-signer, they may be removed, subject to Property Owner and Management approval. Please email your request to Support@Rentor.com.
If qualified and approved by Management, all parties would need to sign an agreement removing the Co-Signer.
