Why doesn't the lease last for an entire year?

Because it's much easier to find residents during the summer, we time our leases to end during warmer months. While we want our leases to be close to a year-long as possible, we adjust the duration in case we need to find a tenant for a house. Ultimately, our goal is to provide a good rental experience so that everyone agrees to stay on and renew a lease.

Leases that are signed between September and December typically end on July 31st. For example, if you sign a lease in October 15th 2030, it will end July 31st, 2031.

Leases that are signed between January and May typically end on June 30th of the next calendar year. For example, if you sign a lease in February 15th, 2030, it will end on June 30th, 2031.
