What criteria do you use to screen tenants?

Our tenant screening process is designed to ensure the placement of quality tenants who will treat our customer's properties well, and to treat all applicants justly, honestly, and in compliance with Fair Housing Laws.

We use the following criteria to screen tenants:

Income Verification

We review each applicant's income to verify that they have sufficient income for the unit they are applying to rent.

Credit Report

We review each applicant's credit report for indicators of their ability to pay rent in a timely manner, including, but not limited to: frequency of late payments, foreclosure, and bankruptcy.

Eviction Report

We look for any judgments within the last five years.

Criminal Report

We look for convictions of the following offenses:

  • Arson

  • Assault

  • Battery

  • Breaking and entering

  • Drug manufacture and cultivation

  • Fraud

  • Homicide

  • Rape

  • Sexual assault

  • Vandalism

We base our list on risk of harm to neighbors, risk of damage to property, and risk of lost rent.
