This unit is dedicated as “non-smoking” and Tenant agrees not to smoke or permit smoking in the unit. Smoking is not permitted in any common area(s) or within 30 feet of the building. Notwithstanding any law to the contrary, the GROWING, CULTIVATION, PRODUCTION, SALE, or use of any federally recognized illegal substance in any form, including but not limited to marijuana, for any purpose, IS NOT PERMITTED in or about the Premises, at any time, by Tenant, or Tenant ’s guests, invitees or friends. The failure to abide by the covenant shall constitute a material breach of this Agreement and is a just cause for eviction.
