What are the consequences of not doing certain repairs?

Under California Landlord-Tenant law, landlords have a duty to keep their rental property fit for human habitation, in reasonable repair during the term of the lease, and in compliance with health and safety laws.

If you choose not to authorize major repairs for issues that pose a risk to the health and safety of the tenants, the tenants may choose to escrow their rent until the problem is resolved, or choose to pay for the repair themselves and deduct the cost from their rent.

If there's an ongoing eviction, failure to authorize major repairs could result in an eviction being abated or adjourned in favor of the tenant, or dismissed altogether by a judge.
