We file for eviction when the tenant becomes more than $150 behind on rent. (The court fees alone are usually about $150, so we don't bother trying to collect on any lesser amount.)

We always file for eviction right away because the process is so long. In California, it can often take at least two months for an eviction to resolve. In the meantime, if the tenant pays, we will dismiss the eviction right away.
