When is my property ready to be listed and marketed?


A property is rent-ready when:

  • All doors and windows are secure and all doors have functioning keys

  • The lawn is maintained

  • The property is clean and there is no trash or debris on the premises.

  • The property does not contain any personal belongings of the Property Owner or previous occupants. All items including furniture, landscaping tools, etc. are to be removed or to be left for the disposal by the tenant if agreed upon by the Tenant.

  • No Personal Property on the Premises - Nothing shall be left at property before tenant enters.

  • There are no visible signs of damage to the exterior (gutters, walkways, porches, railings, etc.)

  • There is no mold or mildew in the house

  • Smoke and CO detectors are present throughout the house

  • There are no visible signs of damage or extensive wear to the interior

  • Utilities are on and running throughout the house and there are meters installed for the property

  • The roof is in good condition

  • All necessary fixtures and mechanicals are present (toilets, furnace, water heater, etc.)

  • Doorknobs, doors, and cabinetry are in good condition

  • All outlets have covers and light fixtures and lightbulbs are in place

  • Window screens are in good condition

  • Paint, floors, and carpeting are in good condition throughout the house

  • Any remaining repairs could reasonably be completed within one week

It is best to not list and market any property that is not rent ready. We have found that this causes a property to be very hard to rent, and that it can turn off otherwise interested applicants.
