Why is month to month (M2M) the recommended term for all tenancies and upon lease expiration?

The benefit of a month to month (M2M) Rental Agreement is that the landlord has greater flexibility in controlling whether or not they want the tenants in the rental. If there are compliance or rent collection issues, they could just give the adequate notice and then the tenant would have to move out. It’s also easier to implement policy changes, raise the rent or enact any other updates to the Rental Agreement.

Many landlords feel that a month to month gives them greater flexibility in dealing with tenants. It is especially important in states like California that tend to favor tenants over landlords in disputes.

The majority of Property Owners we work with have agreed that a month to month Rental Agreement is the most flexible arrangement and good tenants will stay whether it is a term lease or a month to month.
