How does the application process work for tenants?

Our application process has five stages:

  • Application: Interested applicants submit an application for the property.

  • Pre-screen: Before moving any further, we make sure interested applicants meet our basic criteria to become pre-qualified.

  • Showing: Applicants who pass our pre-screen and are prequalified are invited to attend a group or individual showing at the property.

  • Background check: Applicants who have attended a showing and are still interested must complete a background check that screens for criminal, eviction, and credit histories. You can learn more about our background check criteria here.

  • Income verification: Applicants must submit either 1 W-2 from the past year or 2 pay stubs from the past 3 months to confirm that their income is at least 3x the rent.

Once the applicant is fully vetted, we offer a lease for signing. They must pay a security deposit within 24 hours of signing before we move on to the next applicant. If there are more than one qualified applicants who are ready to move forward, we will prioritize the applicant that is most qualified and/or with the soonest move-in date. If the move in dates are the same, we will prioritize the applicant who is first to put down their security deposit.

Applicants receive an "App Status Report" online document when they first submit an application and are pre-qualified. We store that application information, allowing them to apply instantly to other properties.
