Year Built - Always indicate approximate unless it’s new construction and you know the date for sure.
Road type: Do not list as “public” unless you are 100% sure its a public road. This is not a distinction we typically make unless you have taken the time to call the town to verify. If you list it as a public road and it turns out its private your seller could be on the hook for the expenses going forward. Err on the side of caution and mark road as “ paved”
Electric - Do not check volts or amps here unless you have something in writing from an electrician. Simply check off circuit breakers. Please note that it is possible to have a 200amp panel with a 100amp service.
Insulation - Do not check anything here unless you have documentation that the insulation exists.
Flooring and Room descriptions: Always use "wood floors" vs “hardwood” or “softwood” unless you know for sure the type. This will get our point across that we have wood floors. The reason behind this is that some wood floors are hardwood and some are softwood
Examples of hardwood trees include alder, balsa, beech, hickory, mahogany, maple, oak, teak, and walnut. Examples of softwood trees are cedar, Douglas fir, juniper, pine, redwood, spruce, and yew.
We should always use "wood floors" so that we don't have to worry about this distinction
Appliances: Please understand that anything checked here will remain with the property
Lead paint:Lead paint disclosure should never be indicated as “none” unless new construction and builder put something in writing to you that there is no lead paint. Even if property was built after 1978 and no lead paint form is required, Rovithis Realty does not advise that we indicate none. Simply check “unknown”. Some builders may take pieces from other homes to complete theirs (ie fireplace mantel, doors, railings) and therefore even a brand new home may have some lead paint. Unless it has been tested and we are 100% there is none please check “unknown”.
Firm remarks: since the lead paint form is required to be dated with the same date as the original offer, and Rovithis Realty requires it to be submitted with the offer, we need to disclose that in the "firm remarks" area on the listing. ("attached lead paint form, SSPC and inclusions/exclusions must be submitted with all offers" or similar language)
Also in the firm remarks, we must disclose that Rovithis Realty requires "certified funds only for all deposits"
Roof info: unless you know that the entire roof was replaced, please use "new roof shingles" vs "new roof".
For multi family listings: MLS will automatically auto-populate the gross/net income information from the rents you indicate. It is fine to put the info in, but the gross and net cannot be the same as that would indicate that there are no expenses.
For in-law apartments: Please do not reference "in-law" in remarks or anywhere else in the listing unless you use the word potential before it and in disclosures put that buyer must verify intended use with town.
