If you have not done so before click on the "Bidder" Link under Register in the upper right hand corner.
Fill out Sections 1 and 2
In section 3 for NAID Type select "selling broker" under role select "selling agent"
Our NAID # for MA/CT/FL is PNNCLE4114
In the real estate license field put "your own license number" then the state you are licensed in and then the expiration date of your license.
then enter your contact information

Click on the state where the property is located (or use the search feature)
Find the property and click on it. (remember most properties are available only to owner occupants for the first 10 days)
Click on addendums tab and review addendums (you don’t need to get these signed but just note that if your bid is accepted you will need to get these signed)
Make sure you print off and have the buyer sign the lead paint addendum NOW as if you wait until later for some weird reason this attachment disappears and you will have a hard time getting it and as you know we need these on every house built 1977 or earlier
Click on "Hud registered Bidder" Submit an offer
For NAID Type select selling broker
Our NAID # in MA/CT/FL is PNNCLE4114
enter your license number
Follow the onscreen prompts
a. It may prompt you for our Company License# 10114
b. Our FIN # 47-2584114
c. Before making an offer you must have a check for $1000 certified funds if offer is more than 50K ($500 if less than 50K) made payable to HUD (then you can make offer)
d. If property is UI (uninsured) there is no inspection period. If buyers back out they lose deposit no questions asked
e. If property is I (insured) they can do inspection and back out, but we still need a bank check with certified funds

If your offer has been accepted, you will get an email from the company handling that property with instructions on what to do the next morning. Do not use the contracts or addenda on HUD site. The company that sends you the acceptance email should send you the addenda and contract or direct you to their site to get the documents. Printout contracts and addenda, and send to them within 2 business days along with the check made payable to HUD.
Please note that the HUD broker is Steven Rovithis. Wherever it asks for "Broker" signature he must sign.
The contract/addenda must be filled out ONLINE and signed with BLUE pen. If you try to hand write in any of the fields that are editable online they will reject it. You can only hand write in information that is not editable online.
The deposit check should have the HUD Case # in the memo line and be made payable to HUD
Any page that does not have a signature line on it must be initialed by the buyer (even if there are no initial lines on the page). For example if there is a 4 page addendum and the last page has a signature line the first 3 pages must also be initialed.
The "Conditions of Sale" page does not have a signature line, but must be signed and dated by the buyer.
