Here are the main text templates we want you to use as you get to know our system and what texts work! Please go into Follow Up Boss, Admin, Text Templates, (top right in blue) Add Text Template and copy and paste the below templates & be sure to add the merge fields for the First Name of the client as well as your first name at the end of each text %agent_first_name% add some emojis to spice it up and make it friendly - The key is to read and understand the text context, the goal is for reaction & showing requests, get your clients excited about seeing the property with you...be use the BOLD name as the template name so you can simply type the first keywords to load the template or search the specific template. As always if you have questions, please ask!
These are the primary texts she uses to initiate all New Leads, below that are going to be Fishing texts to determine interest & call to action for Leads that are actively searching - then below that are going to be long shot texts to refresh old leads or ones who have never responded...we must communicate methodically & consistently before we give up...WE have to be the catalyst for them to react to our messaging and sort these people completely before we give them up to the pond. This along with Riya and the Action Plans should be able to increase our connection rates!
Must check in every lead that comes in, read the Registration Notes to know where it came from & what property they are looking at...check Riya's conversation if any (so you know what the call is)...look at the property they came in on...send some push notifications 3-6 and send a personal text & email letting them know you are personally curating some properties you think they'll like & to let you know what they thought...then massive follow up using the system & smart lists.
Day 1 - 1st Test = Registering on my site
Day 2 - 2nd Text = Good Eye
Day 3 - 3rd Text = Buyer Appointment
They start looking and you see activity - immediately send this one = OMG I saw this property...
Post 15 days, if no contact at all - Fish for response = Buyer Determining Interest
Post 30 days, if no contact at all = AAA Stacy's Buyers
If no response from any of these specific texts, then they go into following the Activity Priority Alerts (from smart lists), Riya, and Actions Plans long term drips. We then follow the Smart Lists of only the most active clients...at some point about twice a month you should mass email everyone, determining interest or something close to see if you can refresh interest or if you have a new listing or something specific to share.

How First to Claim lead assignment works
First to Claim lead assignment alerts a group of agents when new leads are created in Follow Up Boss. When a new lead is created, all members of the First to Claim group will receive a push notification alert on their phones. The first member of the group who claims the lead (via the push notification) will be assigned to it in Follow Up Boss.
If you try to claim a lead after it's claimed by another team member, you will be informed that the lead has already been claimed.
If no one claims the lead, it will be assigned to a specified fallback agent after a specified amount of time.
