Affiliated Business Arrangement Disclosure-Agent/Team Level (Required if you have partnerships with your own vendors)
Lead Paint Disclosure (Required for homes built prior to 1978)
Delayed Listing Form (Required when not going live right away but contract is signed)
Non MLS Form (Withhold Listing) (Required to upload to MLS, but won’t show up to anyone)
Residential Foundation Condition Report (Required if your listing is in an affected town -- HERE is map for reference
Inclusion/Exclusion (Recommended)
Real Estate Purchase Contract
Lead Paint Disclosure (If built prior to 1978)
Extensions/Addendums/Riders
Repair Request (If Applicable)
Dual Agency (only required when 1 Rovithis agent has both sides)
Dual Agency/With Designated Agents (only required when 2 Rovithis agents are involved one on each side)
Your Seller has decided to utilize the COMING SOON status, all the paperwork has been executed and is in place and the listing has been entered into Matrix as COMING SOON……..
Coming Soon listings allow for a property to be marketed prior to it being an active listing on the MLS. Parameters are in place to ensure both agents and consumers know when the listing will be active and that access to the listing is the same for all agents and consumers, including the listing agent.
What are you allowed to do during the COMING SOON period….
You can:
Display on an internet site.
Share on social media or in a restricted group created on a social media platform.
Placement of a sign at the property.
Advertise in any written publication.
Market via virtual tour.
Email agents and/or potential buyers.
Make appointments to show for once the listing is activated.
You cannot:
No Showings until activated in Matrix!!
Hold Broker Tours or Public Open Houses. However, you may enter a tour/open house for a Coming Soon listing provided the date of the event is after the listing has been activated in Matrix.
Pre-listing marketing tool to be used for no more than 14 days from execution of listing agreement. The Coming Soon period cannot be shortened.
No Offers can be presented to the listing agent until activated in Matrix!!! Buyer agents must hold on to any offers.
Do not try to present to the listing agent, they cannot entertain ANY!
No Negotiations!
No canceling and relisting during COMING SOON period.
