Cracked windows, railings, peeling paint, shingles on roof,

Condition of floor & walls-peeling/moisture/seepage
Crumbling bricks or missing mortar
Knob & tube wiring
Electrical panel- circuits or fuses- wires look newer above panel or running on basement ceiling?
Boilers or furnaces- last service date? Any newer parts? Does it look neglected?
Oil tanks- leaking or really old?
Gas meters
Water tanks- is there a year installed written on them?
Here are some important times you should be checking in with your mentor
1. Before making offer
Your Mentor must review your first 5 offers - Mandatory check in
You will need to send your first 5 offers to your Mentor to review - if you write and offer with a loan type that has not been reviewed after 5 you will need to send that as well.. It will be up to the mentor to decide if you need further review after 5
2. During negotiations
3. After accepted offer- next steps...buyer info, attorney, inspector, buyer agent & company license info…. Submit to list agent , CC your TC on that email
4. Schedule inspection immediately if possible
5. ** Inspection Date in P&S**
6. Before giving deposit /signing P&S- see if TC has emailed to buyer
7. Input & steps
8. Before submitting inspection request to list agent - Mandatory check in
9. After appraisal comes back - If the property DOES NOT appraise you MUST reach out to your Mentor to be sure you are aware of the options your client has
10. Buyer needs insurance binder/utilities
11. ***Mtg. Date in P&S***
12. Touch base about mtg. Commitment letters vs. clear to close ( If you have a commitment letter but there are outstanding conditions - you MUST call your mentor )
