The Final Walkthrough Should be completed Morning of or night prior to close.
If you have any reason to believe there may be an issue ( i.e. extensive repair requests, lots of personal property to remove, divorce situation) start the process of seeing how much progress has been made 1 week prior to closing

NOTE: You would need to create a copy in your own drive to have an editable version. You can do this by going to File>Make a Copy
Were all requested repairs completed (bring repair request with you)
Were all receipts showing all repairs been paid in full?
Is the home free of all personal property
Are all appliances / Personal property remaining that were agreed upon to remain (bring inclusion/exclusion with you)
Are there any new issues with the property
Test all remaining appliances to ensure they are in working condition ( providing they worked at inspection)
Run all water sources and verify nothing is leaking
Test HVAC system
You should contact the List Agent and make them aware if there are any issues and see if the two of you can come to an agreement first. You should also let the list agent know when you have completed the final walkthrough and everything is good.
If any issues arise: try and keep your clients calm and let them know that they have a few options:
You should get a hold of your client’s attorney and make them aware of any issues. Take photos/Video of the problems and get a copy of those to the buyer's attorney.
Closing could be pushed back until the issues are resolved
Buyers could sign but the attorney hold off on having the seller sign until the issues have been resolved
Buyers Attorney could do a holdback on funds to help remediate the issues(ie costs for junk removal)
We have access to a Junk Removal company, make the List agent aware that we could help facilitate this.
Buyers can choose to accept the issue and move on with closing.
***If the List agent states that the seller will not be out of the home night before for final walkthrough, ask the list agent to provide you photos and updates on what is left to be done at the property so that you can start preparing if you foresee any issues arising ahead of the closing the next day.***
You may have the following document signed by your clients acknowledging the property condition. It is Highly recommended that you get signatures on this document if your clients are not attending the final walkthrough in person. LINK TO BUYERS FINAL INSPECTION REINSPECTION DOC
It is customary for the Buyers agent to take the keys after the final walk through but
DO NOT HAND KEYS TO CLIENTS UNTIL PROPERTY IS ON RECORD! (Speak with the List Agent on they would like this handled)
Once on Record:
You can meet your client back at the property or another location to hand off the keys
You could hide the key at property and tell them where to find after the property is on record
You can have the client pick up the keys from your office
You can leave the keys with the attorney for them to release when they feel comfortable
