Transaction Document Requirements for PURCHASES in Massachusetts

All documents outlined below should be Fully Executed and put into your Planetre account once
you get them signed.

(Pre-approvals and agency disclosures should initially be stored in google drive)

Required at Time of Offer Submittal

• Agency disclosure - designated should be checked (Required at first personal meeting)

• Consent to electronic signature (Unless Client will physically sign all docs)

• ROVI Required Disclosure (Company Level)

• Offer to Purchase (Required)

Conditionally Required at time of Offer Submittal

• Designated Agency (When two ROVI agents are involved)

  • Consent to Designated (If Buyer Agreement not previously signed)

  • Notice of Designated

• Lead Paint Notification (Required if built prior to 1978)--this will be
  supplied by listing agent or as an attachment to MLS (Agent and buyer
  need to sign and be dated as original offer date)

• Affiliated Business Arrangement Disclosure- Agent/Team Level (Required if you have partnerships with your own vendors)

• Title V (Only if septic present)

• Dual Agency (Required if 1 agent represents both buyer and seller)

  • Consent to Dual (If Buyer Agreement not previously signed)

  • Notice of Dual

Additional documents required prior to closing your file (File Review by a TC )

• Addendums/Extensions

• Repair Request, if applicable

• Purchase and Sale

• Inspection Waiver , (Required if buyer waives the right to inspect, seller
  does not need to sign)

• Fully Executed Offer to Purchase
