Inspector Sample questions for Buyer

Before Inspection: Prior to your inspection it is a good idea to speak to your inspector and know what 

• What do you check?

• What don’t you check?

• What do you charge for a home inspection?

• What additional items should I be inspecting for? Radon, lead, WDI, foundation 

• How can I pay ? 

•  How long have you been doing this?

•  How long will the inspection take?

•  Can I see a sample report?

During the inspection: ASK LOTS OF QUESTIONS - This is your time to learn as much as you can about your new home. 

• What does that mean?

• What is that? 

• Is this a big deal or a minor issue?

• What’s that water spot on the ceiling, and does it need a repair?

• What system maintenance should I be aware of ? 

• What are your biggest concerns about the property?

Your official home inspection report will have more detail, but you should know what’s on it by the time you leave the home that day.

Know the right questions to ask a home inspector afterward, though, and this can help put that report into perspective. Here are the big ones to hit.

•  I don’t understand [such and such], can you clarify?

•  Is there any problem in this house that concerns you, and about how much would it cost to fix?

• Should I call in another expert for a follow-up inspection?

• Is there anything I’ll need to do once I move in?

• Are there any maintenance items I should be aware of?
