Yes: Oh perfect, what’s your agents name? Company Feel them out if they are committed to an agent or not… * do they know their agents full name and company, are they sending them any off market homes or great deals, how long you been looking, how many homes have they showed you, have you wrote any offers, ect… Don’t overwhelm them with all these questions now, use the appropriate ones quickly at sign in to get a feel and move on. Hi! ( BIG SMILE) Here is the flyer with all the property information. If you have any questions or need anything, please let me know. Establish some rapport and shoot the shit, just be fun and likeable. Let them get on their way if they seem eager to go or if it’s busy. If not working w/ agent, maybe spend a little time with them if possible but don’t crowd them. Use judgement, they are here to tour the home not be hounded by you.

Well thank you for the honest feedback, we really appreciate it. What other towns are you looking in? Towns A, B, C . Ok, great. The Weingarten Team is a very pro-active team and we are listing 5-10 properties each week and find OFF market homes for our buyers that you CAN’T find online. You probably saw all of our listing signs all over..haha…. I will send you a short list of homes and follow up with you next week. How is your search going so far? Either let them go if eager or continue convo if they seem interested… Give biz cad if appropriate. Again, use judgement.
Both agents have a solid game plan on how to conduct and control the open house. The person better at getting information should be at the door. The person who likes to shoot the shit and establish rapport or talk to people more should be giving the property information and walking around if possible. This person should also be good at Priority access program and closing/attracting buyers to show them value.
DON’T WANDER TOO FAR OR AWAY FROM THE EXIT TO MAKE SURE WE GET FEEDBACK AND TALK TO NON-REPRESENTED BUYERS.
Person #1 should get the card to person #2 before the buyer is done touring home.
Work together to try and help each other if busy and if one agent is overwhelmed.
Use common sense and your own style for the tasks and dialogue.
