Work Order Acceptance: Initially, our Sales Team will need to register Puls as a vendor with the property management company. This involves submitting necessary documentation such as business licenses, insurance certificates, and possibly undergoing a qualification process to ensure compliance with their standards. We start playing our roles as soon as the PM sends us a Work Order for a service they need. We mostly accept work orders through PM Portals or by Email.
Sourcing or Dispatching : We will have to be dispatching our technicians to the properties for the service needed. There will be instances where we will need to source out a different vendors to help us with the services needed which will include calling and negotiating pricing to match our budget and expectations.
Bid or Proposal Submission: When the property management company has a need for services or products that they may need for one of their properties, they would issue a request for bids or proposals. We will need to submit our bid or proposal outlining our offers, pricing, and any other relevant information.
Service or Product Delivery: Once initial pricing/bid is submitted, we will begin providing our services or delivering our products as agreed upon. This may involve ongoing services such as maintenance, repairs, or appliance replacements/deliveries.
Communication and Reporting: Throughout the in-progress WO, effective communication is crucial. We will need to provide regular updates on service delivery, schedules, daily updates on status, resolve any issues that arise promptly, and maintain a professional relationship with the property management company.
Invoicing and Payment: We will submit invoices according to the agreed-upon service and pricing. Property management companies typically have specific procedures for invoicing and payment, Invoicing by payment link, Invoicing by email or through designated PM Portals.
Feedback and Evaluation: Feedback mechanisms may be in place for the property management company to evaluate our performance. This could include performance reviews, customer satisfaction surveys, or meetings to discuss any areas for improvement.
