We have worked hard since mid 2013 and accomplished a thriving and abundant ecosystem that is life abounding!

The property is listed on realestate, domain, and gumtree. We are hopeful for stewards who will take the property forward following permaculture ethics and principles.

Investments we have made for the future:

-> $14,000 earthworks: 2 small dams, 4 ponds, drainage ditches, and terracing

-> $13,000 bore water setup: quality Grundfos solar pump setup (300 - 750l per day)

-> $10,000 water infrastructure (tanks, poly, fittings); less than 3 years old, $4,500 of tanks, pumps that are 12 years old

-> Soil improvements: - we have composted 12 tonnes of food waste - applied 16 utes of manures - 10 utes of woodchip mulch - used tonnes of newspaper and cardboard - added tonnes of grass mulch - applied minerals (lime, rockdust, seaweed, bentonite)

-> planted 180 fruit and nut trees with 70 supporting nitrogen fixing trees


Property detail: 30 acres just 5 mins from Stanthorpe town with only one visible neighbour. Private forest/bush setting with gardens, food forests, and edible plantings surrounding a quaint shed house with separate guest room. We have worked tirelessly for 6.5 years to develop this thriving oasis; we have built a pizza house with covered cob seating area, portable sauna and eco-loo, greenhouse, treehouse down the heritage and nature trail, off-grid caravan setup, and our very own hobbit house! Reasons for selling: We're leaving Australia for visa and family reasons and will sell privately as is; we walk out and you take over, goats and all!


The house: (not council approved) is made up of 2 separate sheds that were joined together about 13 years ago. The lounge/bedroom is in one, kitchen, dining area, and shower in the other, with the inter-joining space for entrances and storage space. It is all lined and insulated. A workshop adjoins the lounge and on the opposite side a closed in veranda (storage, washing machine, freezers). Two outdoor compost toilets that save water and return nutrients to the soil. It has a solar system: 3kW panels, 800Ah batteries at 48V, 1.8kW inverter (240V), and 60A controller. Plenty of power when the sun is shining and enough to run a large Electrolux fridge freezer, computers, and modem (high speed fixed wireless) at night. The lights are 12V from a solar system in the pizza house.


Borrowing: The unimproved land value is $180,000 and after talking to a relative who is a mortgage broker, it seems common practice for banks to only lend on 80% of the land value if the dwelling is not permitted (i.e. $144k). Water: There is 60,000 litres of drinking water storage caught off the roof area and backed by a quality bore setup. It has supplied at least 300 litres per day even through the worst recorded drought. There are also 2 small dams and 2 small ponds for watering gardens. Many other containers catch and store water for gardens nearby. We didn't buy water during the drought and always had at least 22kl for firefighting.


Potential: With the extra accomodations and camping areas already set up, the site is ready to host courses for those wanting to learn practical life skills, bushcraft, natural building, and so on. Stanthorpe: is a thriving, diverse, small town in the granite belt area of SE Qld. It's 220km from Brisbane and 2 hrs from Toowoomba. Town population is around 5000 with another 5000 or so in the surrounding areas. At an altitude of 800m, the climate is cool temperate. You get a proper Winter and not too hot in the Summer! It always cools enough to sleep comfortably at night. There are 5 beautiful national parks around you within 30 mins drive, 50+ boutique wineries, many vegetable farms, fruit orchards, and many rural lifestyle properties. There is a state high school as well as a private catholic primary and secondary school. Both have fantastic reputations. Buses pass out the front. There are excellent schools in Warwick as well which are connected with a local bus service to Brisbane.
