State of the Camp Buildings and Grounds  August 2006

B/G meeting camp 8/24/06 Dan Gottfried incoming director Marcus Jaiclin current

director, Butch Morse, facilities manager, Devin Hollands, Buildings and Grounds Committee.

   Starting to think Bigger thoughts - leads to Steven's, Hollands Boat House, Evelyn Anderson House, wood floor in Lodge, Chadwick renovation

Educate Dan on B/G situation so he can prioritize with the board.

Dan would like to Plan more rather than fire fighting of the current needs only.

Dan would like to get to a goal of a yearly report of:

every buildings detailed information – needs, current status, plans

Infrastructure current status, needs, plans

Long term needs

Daily needs

Has high expectations of what we can do to make camp better and more functional and will work towards these goals as time goes on. Dan will work with Butch more as he learns the situation and Butch’s tasks at hand.

10 year plan to maintain

Marcus set 3 year plan with board

1) new docks, finish upper Leining new rooms, bathroom - should all be done 2006

2) Lodge Furniture

3) Zigmund expansion and move

LODGE:

….Lodge floor is new plan, chimney forward (ping pong room not covered in this plan),

plywood subfloor with ¾” oak flooring, sealed with linseed oil, no finish on top.

Chimney can still leak around edges. Plan in hand is to box in chimney with traditional

framing, flashing with the smoke pipes sticking through top of framed box.

Flashing between ROCKS and the wood deck has NEVER been successful. Flat

traditional walls and roof deck should Flash perfectly.

Door molding never installed or not proper throughout lodge, screen door on front porch

door is gone and might be nice.

Carpet replacement is priority – has to be done properly with the proper carpet. Existing

carpet has lasted 23 years and no seams are showing and no part is worn through!

New furniture, cabinets/shelves in lower lodge, Paint lower lodge walls,

Higher end maintenance – Cleaning of Globes, fan, high windows. Pressure washer will

be tried in cleaning upper windows on the outside.

Rear wall needs to be painted/sealed with black paint – oil mixture…

Piano can be removed parts recycled wood can be burnt

General cleaning to a higher standard

Ping pong table new parts needed or new legs built

Lower bathroom needs to be gutted and redone as part of overall lodge make-over

New wood stove for lower lodge

New windows are needed with screens… to replace windows that do not close, lack

screens and are in poor condition. – Phil Lewin window contact

Certain furniture pieces will stay, including hand-made bench on front, large Kings chairs

in good shape.

Program office better chairs, wire to computer needs to be rerouted.

Gutters need to reach ground with possible underground pipe run-off system like Gilman’s

Lightning rods on lodge

Rails on back porch need replacement

Ground off screen porch needs to be raised with timbers at step and filled in with sand.

Sweet:

Removal or trimming of bushes around building.

Floral park – Oneonta bathroom When new drywall is installed reconfigure bathrooms

so each cabin has toilet/sink. Devin had a drawing for plan.

Upper bathroom floor needs to be ripped out, new subfloor laid down as needed and new

tiles 100%.

Pressure on water cuts out 100% in sweet at times.

Fire escape needs replacement

Screens to the windows that are marked fire escape do not open OUT , HOOK latches are

on windows, latches that PUSH open are needed, NO hooks should be present

Leining,

Nurse bathroom is Marked EXIT form the infirmary, Nurse can LOCK her bathroom

door thus not allowing exit access. NOT proper EXIT pathway.

GILMAN

Walk-in cooler is dripping water, need to ask Dan Covey from Lowville what is wrong

appears to be condensation runoff not going out he drain pipe

Lightning rods needed

New stove needed

Benches in horse need paint rail at horseshoe needs replacement

New windows are needed in dining hall so the work .

Lake side walls needs rough cut siding

Questions for kitchen> Dishmachine – can it be made to wash dishes well? Is new mixer

needed?

NEEDED:

NEW STOVE commercial heavy duty grade, 10-12 Large size burners

Robo food processor needed

Flash heater for dishwasher could be a problem clean or replace??

Playground, simple play stuff is needed

Showerhouse,

Woman’s paint floor, walls, new toilet dividers (hiney hiders brand like boys side)

Tile replacement in shower #2, shower head replacement in 2 showers,

Ceiling built in,

New washer and dryer needed for laundry

NOTE leining has hookup for washer/dryer in lower Leining!!

Boys side, paint floor

Water pressure and temp fluctuates in womans side to a large degree, as other sources

come on and off.

Overlook

Lower right Molding on doors

Lower Left, new bathroom, configuration using the closet – shower?

TANK for propane by shower house should be looked at close by propane company,

maybe a new one is safer as it is old and rusty a bit.

Zigmund plan a new configuration and move away from Chadwick and build addition

Septic Lid in front of Smith needs to be covered or removed in some way

Lean-to remove barrels replace roof save a few barrels under shop for emergency use.

Boathouse jack posts 2 are needed for center beam

Artshop flasheater not working not wired,

Trees in upper camp can be trimed up to allow sight lines Lodge to Overlook etc.

Trees along Hill be Gilman to be cut back/down to allow look at lake.

Waterfront, rebuild docks in proper configuration.
