THIS AGREEMENT made thisÂ
day of February, Nineteen hundred and Fifty-one, between John H. Dent, John W. Pease, and Maurice H. Sharp, herein referred to as parties of the first part or sellers, and New York State Convention of Universalists, herein referred to as party of the second part, or purchaser.Â
THE SAID PARTIES HAVE, AND HEREBY DO, MUTUALLY COVENANT AS FOLLOWS:Â
The parties of the first part to sell, and the party of the second part to purchase a tract of land described as Parcel 1 in a certain deed dated December 21, 1949 made between Gus W. Dent and John H. Dent, George Dent, John W. Pease, Maurice H. Sharp, said deed being recorded February 15, 1950 in the Lewis County Clerk's office in Book 216 of Deeds at page 374, and being described as follows:Â
Parcel 1. All that tract or parcel of land, conveyed by John H. Patterson to Frederick B. Patterson, by deed dated June 6th, 1921, and recorded in Lewis County Clerk's Office in Book 138 of Deeds at page 471, said lands and premises, with reservations and conditions being described in said deed as follows:Â
All that tract or parcel of land, situate in the town of Watson, County of Lewis, and State of New York, on the southerly side of Beaver Lake, bounded and described as follows: Beginning at the southeast corner of a parcel of land conveyed by the Fisher Estate to Eugene L. Richards by deed dated May 4th, 1915, and recorded in Lewis County Clerk's Office in Book 124 of Deeds, at page 316, said point being an iron pipe driven in the ground; and runs thence along said Richards' easterly line N. 26 degrees E. 370 feet to an iron pipe driven in the ground on the shore of the lake, and same course continued 45 feet into the Lake; thence in lake S. 72-1/2 degrees E. 392 feet to a point in said lake; thence S. 2-1/2 degrees E. 206 feet to a point in the lake, said point being N. 40-1/2 degrees E. 49 feet from an iron pipe driven in the ground on the shore of the lake; thence S. 30 degrees E. 164 feet; thence S. 12 degrees W. 557 feet to a point in the lake, said point being 3. 47 degrees E. 66 feet from an iron pipe driven in the ground on marshy shore of the lake; thence N. 68 degrees W. 76 feet to a stake driven in the marshy ground on the shore of the lake; same course continued 45 feet to an iron pipe driven in the ground at the edge of marsh next to high bank; same course continued 55 feet to an iron pipe driven in the ground; thence N. 27 degrees W. 200 50/100 feet to an iron pipe driven in the ground; thence N. 47 degrees W. 361 feet to an iron pipe driven in the ground; thence north 149 feet to the place of beginning, containing 9.65 acres, more or less, including land under water. Said lot being the John M. Patterson lot, fully set forth and described in a map made by S. 5. Sneli, Civil Engineer, and filed in the office of the Clerk of the County of Lewis, and being the premises conveyed by G.H.P. Gould and Clarence L. Fisher, as Executors of the last Will and Testament of Mary L. Fisher, deceased, to said John H. Patterson under deed dated the 26th day of September, 1916.Â
