Hello to all, I am trying to get the B/G committee rolling again. If anyone has an old e-mail with addresses forward it to me.. I am missing
some people here.
For those out of the loop, Dan Gottfried has stepped back in the ring as the new camp director. this is part of the spark to revitalize our
work and see what we can do to take things to the next level.
We gave camp a little break from projects but it is time to take on more.
To help bring you up to speed attached are some notes from a tour Dan, Marcus and I went on of the entire camp. I wrote down list of what we saw wrong.
Also attached in excel is a list of projects with some ballpark Costs
attached.
I came up with $40,000 on the first pass!
Good news is for the First time in a while we have 2-3 people forming a fund raising committee that will focus on bringing in funds. They are
aware of the needs of the camp and are working to bring us the money to work with.
Using this list we can create they will have items to show the need to donors
So our task is to Take the Wish or Needs list and Slice out the parts wewant to tackle and put some cost estimates to the goals and then PLAN
the projects and get them built.
Talking to Dan/Marcus it Seems that we want to Focus on the Zigmund project and Lodge Project as the biggies.... the medium and small
projects will fall in place as time and material is available.
Matt and I spent some time on-line and came up with a floor system that will go over the cement floor of the lodge (from Back of Fireplace
towards the lake.. ping pong room would be left out for now.)
Basically put down vapor barrier, screw down 5/8 CDX plywood, then 3/4"
oak flooring on that, I propose sealing the oak with an oil like linseed
oil, so that there is nothing to wear off like a coating, this is what
we did in upper sweet and it works swell.

B/G meeting camp 8/24/06 Dan Gottfried incoming director Marcus Jaiclin current
director, Butch, facilities manager, Devin Hollands, Buildings and Grounds Committee.
Additional findings during walk through:
Toilets upper sweet overflow thus the issues with the floor being ruined. May want to use single sheet flooring to help keep water off subfloor
Big problem: Missing power pole between Showerhouse and Artshop – pole rotted away, now power line hangs Too low and could be safety issue.
Water pipe along side of Showerhouse should be covered with dirt.
All tree branches need to be cut back so NONE touch any buildings. Ant barrier spray was installed professionally around buildings.. Ant use the branches as walkway onto buildings and must be trimmed back several times a year as needed. Consideration for finding a HillSide location for Zigmund.. this may be hard to find but would create A lot of additional land in the woods Quad. Same thing we did with Smith. We have not until this year thought of duplicating the building location over the hillside.
Retaining walls: the traditional log retaining walls are extremely labor intense and are impractical at this point due to the lack of preservative that works. The old carbolyneum could keep native trees rot free for over 30 years. Thus building a wall was worth it. Today the trees will rot away in 10 years or so. There is also a labor issue in getting them built, it takes a lot of work and time.
For areas where we can let the earth take over and growth takes over a gentle slope walls are not needed. In areas where wall clearly holds back a hill we need something.
Purchased Lumber which is treated with the new safe treatment would be ideal..
Building with 6x6 timbers would be very very fast, easy and fun. And they would last 30-50 years… Issue is the start up cost of buying the lumber. And also the traditional walls made from trees.. in my opinion nice timber walls would work and look fine. It is better than ratty looking walls which we now have that make the camp appear uncared for.
New Walls can be painted to match existing walls and building thus we would not project a suburban Green treated lumber look, but a rustic look.
2 examples going in this route are the Steps going to the hill many of which are now made from precut timber, and also the last generation of retaining walls used pressure treated 4x4s for the Posts that go into the earth…
The next logical step is full timber walls.
Lighting: a few new strategic outdoor lights could be used at this time. One at the first Y when entering camp.. while approaching Overlook. An attempt was made to find the old wire to this area to no luck. The last light there was a solar powered light, but these do not last long.
On that subject the test of using Compact Florescent fixtures and bulbs has shown that traditional light fixtures and bulbs are Cheaper to install, easier to change, give off Much more light and last longer. When a compact F. bulbs burns you can not find a replacement in a store and if you do it is Twice the cost of buying an entire new Fixture of the traditional variety. We experienced this this spring and replaced the Woodman
fixture with a standard old fixture that cost about $9.00 and bulb about .25 cents.
Woodman Bathroom:
Drywall finishing, Molding baseboard and door, window, repaint Graffiti on cabin walls needs to be painted over in White with Kills or some other Sealer
type paint. This in new 2006 graffiti and needs to be covered to stop spread. Showerhouse Graffiti on boys new dividers should be painted over, like crew did the first time it was put on.
Staff should be told the educate campers not to deface the cabins, they should be offered a better way to leave their mark on camp.
Trailer in upper lot needs to be removed, with scrap metal: at shop, and at boathouse and waterfront. Trailer removal has been approved by both directors. In and outgoing.
Shower house: PIPE from NEW LARGE water tank is ¾” pipe. Tank can handle 1”
pipe and piping should be redone to add larger sized pipe. This could help some of the
Hot Cold issues in shower house. HEATER SYSTEM would need to be redesigned as
the smaller tank is only 3/4”. Right now all water flows in series through both tanks.
With new 1” pipe the Main tank would need to Feed the system with the 1” the smaller
tank would Feed the Big tank, as wood regular Cold water.
IN the OFF SEASON the small tank would supply the needs.
The booster system on the roof is based in ¾” pipe and would need to supply the the
tanks but not run in series as it is designed now.
By the way the valve to make the booster system work is open currently thus it has not
been running through the roof booster system.. what this means is we need to Label the
Pipes better than we tried last time.
Educate Dan on B/G situation so he can prioritize with the board.
Dan would like to Plan more rather than fire fighting of the current needs only.
Dan would like to get to a goal of a yearly report of:
every buildings detailed information – needs, current status, plans
Infrastructure current status, needs, plans
Long term needs
Daily needs
Has has high expectations of what we can do to make camp better and more functional and will work towards these goals as time goes on. Dan will work with Butch more as he learns the situation and Butch’s tasks at hand.

LODGE:
….Lodge floor is new plan, chimney forward (ping pong room not covered in this plan), plywood subfloor with ¾” oak flooring, sealed with linseed oil, no finish on top.
Chimney can still leak around edges. Plan in hand is to box in chimney with traditional framing, flashing with the smoke pipes sticking through top of framed box.
Flashing between ROCKS and the wood deck has NEVER been successful. Flat traditional walls and roof deck should Flash perfectly.
Door molding never installed or not proper throughout lodge, screen door on front porch door is gone and might be nice.
Carpet replacement is priority – has to be done properly with the proper carpet. Existing carpet has lasted 23 years and no seams are showing and no part is worn through!
New furniture, cabinets/shelves in lower lodge, Paint lower lodge walls, Higher end maintenance – Cleaning of Globes, fan, high windows. Pressure washer will
be tried in cleaning upper windows on the outside. Rear wall needs to be painted/sealed with black paint – oil mixture…

Wanted to spend a few minutes talking about docks. I know Dan is still trying to gather data and figure out what to do.
Marc wrote in one idea:
I was just at the jet dock website (www.jetdock.com). Why not just put some long chunks of wood, 16' 2x6? on top of the cubes to make them more stable? Would be very doable by the summer crew. Could even use non-pt since they would always stay out of the water.

My response to Marc was that we do not really know what the issues are that is making the reports come up negative.
What did last years life guards experience with them?
Were kids slipping off or falling down or getting scared of movement?
These docks are designed for use as we are using them. The units for jet skis are configured different and also they have smaller cubes that are lower to the water to put boats on.
The ones we have are made for walking docks. Other people do use them, so what is going on that we can't?
I called Mystic Water Resort spoke to Bill/director 716-925-8553, he followed the Same path we did last year. Went from 55gal drum wood docks to these.
He has them in a big rectangle and the kayaks and canoes hook onto the perimeter. He loves them and wants more except they are expensive.
When I told him our application and our issues he quickly suggested we make WIDER walk ways. This is one idea I had tossed in is we take out LEFT dock and Combine in with the RIGHT dock: making it 5 cubes wide,(currently 3 cubes wide) and a larger area at the end. the few that are used at the boathouse could be brought over as well. The right dock could be made a bit longer, wider and a Larger platform at the end of the right dock.
Left dock becomes a rope in the water which it has been for many summers.
We may need to add more of the Steel Poles along the outer Edge to keep it stable as well. We have Tons of these poles.
If there was still concern of kids walking while no one was attending and they slip in.. then perhaps a wood Gate could be placed at end so the kids truly get the point not to climb on them right now.
Just recalled that to attach the LADDERS we screwed through the large Pins that hold the cubes together(official method). THUS with a larger platform OR on the Raft you could Mount a lifeguard chair.

Phil Lewin is planning a trip up to camp this next weekend April 27-29 to start the Lodge windows.
Butch as of yesterday had not gotten into camp due to the snow.
The windows we have are big and heavy so I am considering renting a U-haul and taking them all up this Friday. (they are in my garage 10 of them)
Butch is feeling behind due to not being at camp yet and overwhelmed by the new projects we have going. As much as possible I try to do these new projects leaving the caretaker to their other tasks.
If anyone can come in this weekend to help get things rolling, help Phil remove and install windows that would be real helpful.
The NEXT weekend is our first work weekend.
I plan to start the lodge floor subfloor at the first work weekend. So preping the lodge would be good this weekend, and also continuing the Sophia Fahs demo and prep.
The Sophia Fahs Hot water heater needs to be Relocated, Re plumbed for WATER and GAS as this is the water system for Butches Cabin.
Let me know if you can come up, we can pool some food and cook it up.

As I rebuild our e-mail list I have just added Steve Looney back into the mix. Steve was a crew director in 1981 and assistant director in 1982 and a camper maybe when he was in Emerson? He lives in Colorado and is a professional landscaper. He has helped us with input on keeping the camp in shape so when he comes back to show his kids it will be a nice place.
At the Board Meeting the board approved funding of the capital improvement items we requested:
SPRING: New Wood floor in the lower lodge. (Oak flooring over a 'dricore' panel subflooring)
New Oven/stove for the Kitchen - Dan is looking into finding best unit -
Renovation and Addition onto the Sohia Fahs building (formerly known as Directors Cabin)
Another member who I just received contact info for is Randy McDonald. Randy is from Rochester, does carpentry and builds houses. At Unirondack he built the Smith addition, the bathroom on the field, the new rooms and bathroom in upper Leining. Randy's work is done fast and is flawless. He may have time this spring to help with the Addition to Sophia Fahs
SO we have our hands full as usual with these large projects along side many medium and small projects. (lodge windows, new floor sweet bathroom, new water line to Gilman, new shower faucets girls showerhouse, chimney flashing repair on lodge, new fire circle benches.....)
So if you can look at your calendars and let me know when you could make it up to camp I would love to plan things a bit this year as we have so much to be done. If I get people committed to jobs/times it will take a lot off my shoulders, and Dan/Butches shoulders.
DOCKS:
A new item is that Dan is not pleased with the new docks as campers are having difficult time with them moving about etc. - i.e. not safe for our use - You also can not have the large life gard chair as required. We have not even paid for these docks and have used them one season I think.
Before these were purchased I sent a proposal in for building a PERMANENT dock on the LEFT side of the water front. Using 6x6 timber you drill and use rod to hold them together in a crib arrangement. fill the center with stones. Deck is normal wood deck. whole thing stays in the water year round. I wanted it on the Left to act as an artificial reef, that would catch the sand and thus creat a sand beach. If you look at the natural points of earth they all have that effect along the shore in that area.
My initial thought was we could try that on the LEFT thus freeing up the floating dock on the left to be Combined with the RIGHT dock to make it larger and more stable.
Now I am thinking maybe build the permanent in place dock on both sides.. use the existing docks pieces to build nicer large docks at boathouse, and or large floating raft.
(dock system is JET RAMP OR JET DOCK or something, plastic CUBES that float and attach to form docks.)

Showerhouse:
HOT WATER HEATERS that we have will be reused and relocated to a cement pad on the OUTSIDE of the building - Pete and I located them on the CORNER facing Manwell under the new exist stairway... this seemed to be out of the way from traffic..
pete will make a wall around them so will not know they are there.
SIDING:
We will replace ALL exterior siding and treat/stain it like the Artshop so we get away from all Black.
DRAINS: pete will cut a trench out over existing floor drains and install a metal collection trough so water can easily be directed to the drain...
Existing hot water heater room to be demolished making room for: Handicap Shower/ toilet and regular toilet along toilet wall... we will reuse all existing toilet drains as possible.
SHOWERs we will use existing cement block and drains and cover the walls with new material
Ceiling will be covered as will walls with bright Poly coated pine boards..
NEW shower fixtures of similar 'exposed' style to be installed. plumbing not to be buried in ceiling so it is accessible for repair.

IF the existing gas line cannot handle our laundry in Leining we will add a gas tank on the other side of road from Leining....

we would like to get new tank from the gas company and it will be on edge of hill between lodge and showerhouse. current location is in front of ideal location but it is temporary home of OLD tank... (all rehooked up by Pete).........

The board of Directors at Camp Unirondack have taken some steps towards the proposed Pavilion and I need input from the B/G committee and interested folks.
The camper enrollment is up into the 70s for most teen weeks. and the dining hall has been full to over crowded. The staff brought this up at our recent board staff meeting. In response the board and direct took action the following day and removed the wall to the Green room (storage room next to the stage). this is now Open to the dining area and will allow more elbow room... The second stage of this would be to Lower the stage to floor level so that can be used also as dining.
The large attendance, besides dining, also has need for rec hall space. And the rain this year as most was off and on every few days.
These factors laid in front of us pushed us to focus on the idea of an outdoor pavilion - on the corner of the playing field...
Here is the latest concept as I see it.. I know all do not agree but I am trying to fit the best options together to make a useful end result that will not impact the camp negatively but very positively.
A pavilion built on the flat ground above the picnic grove in the corner of the playing field 75' from the lake shore. the building would be 30' wide and 60' long. the long edge would run parallel to the lake shore. the building would sit on the Lake side Volleyball court for those who can picture that. and extend towards the boat house just hitting the first small trees...
The floor would be concrete - (much less costly and easier than wood decking - and more functional) The posts would be 6x6" supporting Scissor trusses and a plywood/shingled roof. The scissor truss spans the walls while having OPEN air with no supports at ceiling level crossing over head.
The building would have Roll up Screens that tie up with velco straps.. the screens work together through zippers or velco.. a door is set at center of each long side.
At Boathouse end towards the woods.. is a stage flanked by a room - for storage of chairs - and for use during productions... very similar or copy of the existing set up.
In my proposal the stage is permanent with framed back wall and side walls (sides would be room or rooms). We would have proper lighting system.
Having a permanent stage lends to better use of it.. as it is always there when you need it. no one has to set it up or take it down or store it or pinch there fingers dealing with it... it is always there for the director to jump up on and give his speech.. and it allows for a stage curtain. We should honor our stage as at least one movie and tv performer graduated from our camp stage.
Now.. for cook outs the camp has nice new grills now so no grill needs to be built in. For the fire place our idea is for an in - ground fire pit at the opposite end from the stage... something the kids can gather around... see the attached LINK for a basic example.. My idea is that this can be crafted in the shape of a Chalice bowl.. 95% of the time the fire pit is covered with wood covering... that would be flush with the floor... walk run on it no problem.. when you want a fire.. you lift off the wood. The chimney/duct metal work allows smoke to go up..... Beaver camp has a similar fire place we have looked at...
The cost to build this will really be very reasonable as there is not a whole lot to it.
The directors place this in the summer report to the board and would like to break ground and start this fall.
So I am requesting direct input be sent to ME not to all... so we do not bother everyone... I will take all feedback and work it in and report it back.

last thought for those who do not know.. the athletic field was vastly expanded due to the required leach field.. so the corner we would take - although valuable land. does not play a roll in field events as it would have in prior years... - of coarse this point can easily be argued against....
