so here are some photos from the tear out of perry. i can give you details over the phone, but heres a summary.
i had noticed the floor was sagging in the back corner, and that there was mold on the back of the headboard. when pete pulled up the sheet of plywood that was down in that corner he found dry rot, moisture damage and ants. the part of the 2x4 studs that have been cut away in these photos were reduced to sawdust but the rot and ants. the joists of the floor crumbled in your hands.
so, pete spent a day cutting and clearing away everything bad. there is a cement sill on each side of the room that he will use to support new PRESSURE TREATED floor joists (half of the problem with the last ones is that they were not). there will be a polyplastic barrier to keep out moisture since there isnt very good clearance, ie: this part of the building is right on the ground. he'll put in new supports and we will replace with new beadboard on the walls and paint.
we're using pressure treated plywood for the subfloor and would like to use wood flooring over it. i can send costs.
total project, even with new wood floor is between $500-1000, but expected to be closer to 500 range.
SO GLAD to have pete on contract when we find stuff like this.
