Pavilion update:

  The builder is working away on the pavilion with a large crew of helpers...  by now have our wood floor Down and a good section of the roof framing going.

All the posts are up and the large trusses are in place.

To keep it away from confusing I think we do not need to do fund raising for the pavilion per se..  Just do the fund raising for the Foundation -- which funds the great works Like the Pavilion.. that people can see going up......

We only need $30k in other commitments for the friendly loan or bonds to the camp.

 I know we can easily obtain that. 

So let's not get into a pavilion vs foundation debate.. it is all the same thing.. but any DONATED funds at this point will go to the Foundation.... unless earmarked....

 I will work out the Bond details with Marty.

 I am planning to visit the builder next week.. he is free any day with a 1 day notice.

We need to move into contract with the builder and start detailed talks and set the sch of construction...

for board approval to do this we have:

I am proposing we have a call this SUNDAY  at a time that works...  to go over:

I think we should break ground as soon as possible and get this thing up...

Let me hear from you if you are ready to go.. or if you have concerns...  and also if you want to put in $5k or $10k  -loan - bond-  to fund the build out... while we raise

Attached is a revised Inquiry form to J2009-553. I think our proposed pavilion still

falls within the 25% range based on 1973 square footage.

I have based the numbers on the survey map drawn for us by certified NYS surveyor

Thomas Kovach which shows the principal buildings. The survey is stamped by Kovach

and I will include it with packet being sent via overnight to you.

Based on the survey and data from past applications and current data we still qualify as

having enough range to have this structure qualify.

Our 9.6 acre site is spread out over a lower and upper campus. Other than the boat house

this is the only major structure on the lower level and is situated in large open field.

I hope you have time to review the figures as this project is very important to us as we

have dreamed of it since 1991 and finally have the resources to complete the dream.

In reviewing my files today I find and attach my original 1997 site square footage

breakdown which shows 13,796 square feet of principal buildings in 1973.

I think the 9,260 figure you state in your 5-21-2010 letter for our 1973 footage reflects

my total less our main lodge and crafts shop (3,250 and 1,500). These two buildings are

not sleeping buildings but would be considered principal buildings under sec. 570.3.

The attached paperwork agrees with the figures I produced last night based on the actual

stamped site survey. The only variance being the shower house which I state at 742 but the

1997 has listed as 952… the variance being the front covered porch that is not shown on the

survey I did not include on the 2010 numbers. Also you had previously explained that the 96

foot pump house does not figure into the calculations – as noted on the 1997 work.

The MAJOR difference is with the current square footages shown. The 1997 work was

rough based on best information at the time sitting 200 miles from the camp. Fortunately the

EXISTING buildings are what is there now so there is no question about that. The two Major

buildings have substantial variances from what actually existing in the 1997 work.

As can be seen on the stamped surveyor’s site plan:

1) Gilman building (dining hall) is a 60’x40’ building with a little jog in at one portion.

This comes out to 2,300’ as compared to the 1997 3,097.

2) Main Lodge is listed as 3,700 in 1997 but the actual dimensions of the building are

basement 41,25’ x 34’ and first floor the same but there is a large void in the first floor

due to a great room. Even without the void in the floor space you can see the building

could not achieve the 3,700 1997 figure. It is in total only 2,581.

This is the first determination we have filed where the numbers are very critical due to being

close to the 25% mark.

Discussion with Board and Committee about a stone fireplace 

as part of the pavillion project.  As it turned out the cost was very high so it was dropped.

Dan suggestion:

I think we build the foundation for the fireplace and put it in next year.  

I still prefer it on the field side rather than the lake side so you have an unobstructed view of the lake but either way would undoubtedly be nice.

 Devin Hollands suggestion:   well why don't we do it all now then...  as you know from our lodge the Roof and leaking around the stone is a major issue sometimes...  so would be much better to do it all at same time .. and then if it leaks we know who to go to.... 

    My logic for keeping it away from field side is so kids do not run into the stone work when playing...  on the lake side you will not have that issue..

you know how we love to run for long frisbee passes or volley ball hits..... and running into a tree with branches to stop you is different than a stone wall.....  that is the only reason I want it on the lake side......

If we want it we will just do it this year....all at once....
