Our new landscaping contractor, Western Refinery Services (WRS) has been busily working each week to keep all the boulevards and front gate areas looking great. New soil was added to the entry gate areas this week. New pink geraniums will be planted on April 17th at the front gate and two new planter barrels will be placed at the east golf gate entry.
1. Our Association Manager, Judy Hamner of Elite Association Management Co. along with volunteer members will be driving through our neighborhood on or after April 18th for the spring inspection to make sure HOA members and renters are taking care of their landscaping needs after the winter months. Many homeowners have already tended to their yards and landscaping needs by mowing, weeding, raking, trimming shrubs, putting new soil, and adding new bark/mulch to beautify their yards. Hopefully, others can find some time in the next week to get out to do the same. It is up to ALL homeowners to keep their yards looking beautiful year round. Everyone wants our neighborhood to thrive and to keep our neighborhood a desirable place to live and to keep our real estate prices competitive by taking care of the neighborhood. After the drive through, Judy will be following up with homeowners that need to give attention to their yards. If anyone needs referrals for landscapers, gardeners/weeders, and other services, please contact Judy for a list of contractors who may be available.
2. All homeowners please know that no debris from yard clippings or wastes can be deposited in open spaces in the neighborhood or any vacant lot.
3. There are still a few homes that have Christmas decor up, please remove these items now.
4. We all know garbage pick-up is on Mondays. If you are going to be gone several days or several days after garbage pick-up day it might be a good idea to ask a neighbor to put your trash can(s) away and out of sight from the road or your next door neighbors. Most neighbors do this already and we encourage others to also make arrangements.
5. For everyone with dogs, it is the homeowner's responsibility to pick up your DOG POOP in the neighborhood when walking a dog. This needs to be shared with family members, dog walkers, or guests that bring pets to your home while visiting. Many neighbors are very annoyed over this issue and this discussion item has been brought up at Board Meetings and $250 Violation fines have already been assessed to homeowners who have failed to pick up their dog droppings. Also, just a reminder, dogs need to be on leashes when walking your dog in the neighborhood per the Rules and Regulation of the Association.
6. If any front yard landscaping or front yard grass area changes are going to be made with adding shrubbery, digging and changing the front yards of already established yards - these changes need to be approved by the BOD before breaking ground and to prevent possible fines.
7. Any sheds, or small storage attachments, or fencing projects require prior Board approval before starting to build to ensure they meet the requirements of our Association's governing documents. Board pre-approval is also required for any changes in house paint color. Please contact our Association Manager, Judy Hamner at 360-685-4209 if you have any questions on how to request Board approval.
8. If homeowners are having a large event at their home, please inform your guests about parking in the pull outs, in your driveway, and advise them NOT to park on the boulevard grass areas. Fines go to the homeowner, not your guests. Also, for very large gatherings it is best to kindly notify your neighbors. If you have a lot of guests, be sure to advise them to park on only one side of the road so as not to block or impair emergency vehicle access.
9. If a homeowner has a concern with a neighbor it is suggested to first talk it over with your neighbor and hopefully a friendly resolution can be reached. If not, then please file a complaint and send it to Judy Hamner at Elite Association Management Co.
