UPDATE 03/10/2016 - The Mesa County Assessor's Office has located a deed for Tracts A, B, C, and D which was filed several years prior to the Quit Claim Deed awarding the tracts to the sub-association. This Warranty Deed trumps the Quit Claim and awards ownership of the Tracts to the Cotton Woods Homeowner's Association - so all 183 members own and have responsibility for the care and upkeep of these parks.

ORIGINAL POST, POSTED OCTOBER 21, 2015 (OUT-DATED INFORMATION):
With the discovery of the true ownership of the west side open spaces, the watering schedule has been slightly adjusted to accommodate the Cotton Woods Townhome III (sub) Association for the extra time they will need to water their parks. It will not affect the overall schedule, as they will be watering from 12 midnight to 6am when the rest of the neighbors are already NOT scheduled to water. See attached map and land deed.
Even though the western parks belong to the sub-association, the City of Fruita holds a Recreation Easement for these areas, so all of the good folks of Fruita may play and walk in these open spaces (see the City of Fruita Planning Department for specific details). Enjoy!
