I’ve had the unique opportunity to work under two mentors this year to gather information and personal insight to a dilemma that every young developer faces. A lack of knowledge on how zoning regulations in the area they intend to build on affect the process of construction. Most people don’t understand that where they work, shop, or even live has its own section and regulation defining its districts intended use. Veteran developers use these sections to their advantage by working within the guidelines of a zone to fulfill the needs of their client as well as create healthy expansion to the areas industry. By understanding both the zoning and construction processes needed to format an informative and effective presentation I worked under Tommy Wiley of Carroll Daniel Construction as well as Nate Dawkins of Presco Properties. Seeing both sides of the development coin gave me an in depth look at how zoning laws across the United States help industry expand, grow, and flourish within their respected districts.
