Construction managers are individuals who bear the responsibility of overseeing the comprehensive planning, coordination, and control of a project. Their primary objective is to ensure that the project adheres to predetermined schedules, costs, quality standards, and safety regulations. These professionals possess extensive qualifications in terms of both education and experience, enabling them to work collaboratively with owners, architects, contractors, and other stakeholders.
Their expertise allows them to devise optimal outlines and sequences for all construction operations. The construction management process typically comprises five stages, namely design, pre-construction, procurement, build, and owner-occupancy.
The role of the construction manager involves the planning, scheduling, and coordination of construction project activities in order to meet established deadlines. They are responsible for preparing and submitting budget estimates, progress reports, and cost tracking reports. Additionally, they confer with supervisory personnel, owners, contractors, or design professionals to discuss and resolve matters related to work procedures, complaints, or construction problems. The construction manager also inspects or reviews projects to monitor compliance with environmental regulations, plans, organizes, or directs activities concerned with the construction or maintenance of structures, facilities, or systems, and studies job specifications to determine appropriate construction methods.
Furthermore, the construction manager investigates damage, accidents, or delays at construction sites to ensure that proper construction procedures are followed, prepares contracts or negotiates revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors, and develops or implements quality control programs and environmental protection programs. They also implement new or modified plans in response to delays, bad weather, or construction site emergencies, interpret and explain plans and contract terms to representatives of the owner or developer, including administrative staff, workers, or clients, apply for and obtain all necessary permits or licenses, evaluate construction methods, and determine the cost-effectiveness of plans using computer models.
Finally, the construction manager determines labour requirements for dispatching workers to construction sites and ensures that supplies or materials are requisitioned to complete construction projects.
